Condos Townhouses In West Babylon NY - Maple Court Development

I live in the Maple Court/Petersen Court condo development. There are 12 units and they were built in 1995.

Only 4 units have full basements. They are all 2 bedrooms with an Eat In Kitchen, Diningroom, and a spacious livingroom. Upstairs you will have a master bedroom and a 2nd bedroom and a large master bathroom. Now, the units that do not have basements have a larger master bedroom and have 2 full bathrooms. All units have attic storage. The closets are more than spacious. My son's closet is large enough to put another bed in there and still have plenty of room for storage. His dresser is in his closet!

One unit recently sold for $315,000.00 and has a full, finished basement and in December of 2008 one unit sold for $294,000.00 with an unfinished basement. We bought our home in 2007 for $370,000.00 The year before they were selling for over $400,000.00 Even though the value is down compared to 2008, because of the recent sale, their values are on the rise.

The HOA fees are $225.00 per month which is more than reasonable. Our contingency fund for repairs is healthy.

This development is walking distance to Grandma's Ice Cream and Friendly's. The West Babylon High School is in walking distance as well as the Rite Aid shopping center that is on Route 109 in West Babylon.

Just a few minutes drive to Argyle Park in Babylon Village as well as Main Street in Babylon Village. There are tons of shopping and restaurants enough to make your head spin!

Just a few minutes south of the Maple Court Development is the Great South Bay Shopping Center in West Babylon. You have Bed, Bath and Beyond, Old Navy, Bath and Body Works, Dollar Tree, Blockbuster Video, and TD Bank will be coming soon!

Condos hold their value better than single family homes. When the market is down, condos tend not to go down as much. This is because people like to have homes where they do not have to mow and shovel snow. That is why we live here.

Our neighbors are the best neighbors we have ever had. We pitch in and help each other like dig our cars out when we have a lot of snow. We do this when we do not want to wait for the snow removal people to come. They do an awesome job with snow removal and our landscaping. We use Giannini Landscaping. They really do a great job for us!

Jackie: Nice to get a better picture of where you live. These condos sound like a great place to call home.  And being in walking distance to two ice cream shops would  be neat in the summer.  Of course, I'd have to WALK to them and back for as much ice cream as I'd eat over the summer.

Jackie, What a pretty development!  I LOVE Argyle Park....I visit there often in the Spring and Summer and love the little restaurants and shops in Babylon Village.
