JUNE 2007 MARKET REPORT FOR FAIRFAX COUNTY, VIRGINIA

HOT OFF THE PRESS FOR FAIRFAX COUNTY, VIRGINIA
.  June statistics are showing few changes in the downward trend for pricing and an upward trend for "days on the market".  Homes ARE selling, just selling very slowly.  Price is the #1 barrier to sale although the slow increase has further reduced the number of eligible buyers.

427 Town Homes and Condos SOLD June 2007 - Average List Price SOLD $461,980

Prices for SOLD homes in Fairfax County increased by an average 3% May to June 2007.

The lowest list price for all homes SOLD in Fairfax County in June 2007 was about $157,900
The highest list price for all homes SOLD in Fairfax County in June 2007 was about $3,250,000
The AVERAGE list price for all homes SOLD in Fairfax County in June 2007 was about $591,331

Lenn, you're killing me!  After all the Denver postage sized lots, not once, not ever, did I introduce the amenities as being a justifiable reason.  We largely hoped that they didn't look THAT hard at the plot plan that they initialed.  Denver was so dry that the maintenance for larger lots was sufficient reason, especially with ongoing water usage restrictions, but your explanation is MUCH more effective, and absolutely true.  No wonder your buyers love you!

It's true.  A lot of these communities are built "around" a community area, sometimes a circle with the community center, swimming pool, play ground equipment, etc. for residents.  Sometimes, if space permits, a tennis court is included or may be at another location. 

These amenities are what attract families with children.  If the community is large enough, in Montgomery County MD, the county will require that they offer a "local" public school to avoid overpopulating the surrounding communities. 

Yes, it does get complicated, but there are very good features with the dense developments, especially if they are a PUD.
