How do you stage around Ochre and Lime Green walls?  Well, I'm happy to report that we pulled it off (click to see our fab photos)!

My partner Mary recently completed a staging job on a vacant home in South Boulder, which proved to be much easier than we first thought it was going to be.

It was a vacant home, however the owners were still in the area and met with us during the consultation.  

They had made a lot of improvements to the property, including extensive landscaping and a beautiful trex deck (with hot tub!), kitchen and bath upgrades, the whole nine yards; and were very obviously house proud.  

But the wall colors were, ehem, striking to say the least; and one of the first rules of staging says that wall colors ideally should be warm NEUTRAL tones!

Naturally we wanted to test the waters to see if they would would be open to the idea of re-painting most of the rooms on the main level.  But they were so obviously proud of the colors and adored them so that I thought better of it (I didn't want to lose the bid after all!).   And I have to admit that I really like bright colors on walls, so it's hard for me to advise people to spend an extra $1,000-2,000 on painting over their artistic endeavors.

So we strove to work with the colors and really make the rooms POP!  The planning was a little more intensive and we had to bring 3 sets of bedding to ensure that at least one would work with the VERY ochre walls; but in the end we were very happy with the result, as was our client.  Here are some of the photos we took for the MLS. home staging boulder

The lesson here folks?  How do you combat bright colors?  With MORE bright colors!! And although our seller may be narrowing their buyer demographic with their home making such a 'statement', I'm sure that those who like it, will LOVE IT!

Since so many of my clients don't want to paint, working around bold colors has been a challenge that I gladly accept.  Just another one of those challenges that keeps it interesting.  Now if I could just keep my jaw from dropping when I walk into those rooms.  :-)

You did a fabulous job!  Some young or hip older couple will love it!

I'm glad you did post it here! This is terrific! And I like colors. I once owned a house over by Regis University that had a bathroom with avocado fixtures. So I painted the walls peach and found a shower curtain with those and other colors. The buyers LOVED that bathroom!

Great staging, Jessica! I came across a home that I had to stage with terracotta pink walls that the owner did not want to paint. Well, it was a challenge. I told the owner that with such limited funds, they should de-clutter and paint! But we ended up staging and just tried to "ground" the space with darker objects.

Love everything that you did with the Vacant!  Whose furniture?  Yours, the clients, or rental (or blend of all three)?  Did the Garden Center 'loan' you thhe outdoor furniture?

Marci~ Isn't that patio furniture to die for!!!  I don't dare tell you how much it costs, yikes! 

Val~ Well, lets see, most of it is actually my own inventory, except for the couch the barstools, the art and some of the silks (I'm totally out of silks and art).  The client did leave the entertainment system/TV in the house.  Otherwise it's all us.  Fruehauf's rents us the patio furniture providing that we advertise that it came from them.  They understand that these homes get a lot of traffic and they have a huge warehouse with a lot of inventory.

Jessica these rooms came out beautiful! I love the outdoor furniture.  We have had requests for outdoor rental.  We will have to investigate some outdoor furniture co. to see if they would be interested in rental options.  The furniture rental co. that we work with does not offer it at the moment.  Job well done!   Sue

Kathy~ Correction, the patio furniture to lease didn't break the bank, it's just really high-end stuff so it's a bit price, but worth it IMO!  The total furniture rental for this job (including all areas) was $900/month.

Fruehauf is a located in Colorado, but they deliver nationwide.  However, I'm pretty sure they wouldn't lease outside of our local area (not even out of Boulder).

Hi Jessica - what an AWESOME job you did with those colors!!  With the staging you did, those colors don't stick out like sore thumbs like they likely would have before you did your magic.  Fabulous job, and oh, I LOVE that deck and back yard!!!!

Thanks for sharing these pictures!  That house looks so good I'd be afraid those sellers would want to not sell after that!

Jessica you did a terrific job!  You really made the lime green room work - that's a tough wall colour to pull off, but it looks great.  I like the brown leather couches with the lime.  I'm a little partial to that colour combo though.  Lime green and dark brown are my logo colours!

Looks fabulous!  I just finished working on a home with "mustardy" colored walls and must say that with the right furniture and accessories it too looks fabulous.  There are definitely challenges to what we do and you have overcome this particular challenge very creatively.  Congratulations.  Please keep us informed as to the feedback received.

Jessica - I really like the bright colors,  so hard to pick a favorite room.... but if I had to choose I'd pick the deck.  It is FAB!!!  It is so different from the regular patio look.  I think it really portrays a lifestyle that was introduced on the inside.
