Would Any Realtor Do A Short Sale or Do I Need An Expert . . .?

I’ve been observing many short sale listings lately in my area and  some makes me cringe. . .

People pour their financial futures in their Realtors and they oblivious about the tremendous damage they are causing to the future of those innocent entire families.   First, let me explain what do I mean when I say causing irreparable damage to the future of entire families.

 A short sale is when you are  selling your house and the bank taking a loss on the sale.  The pit falls the led you to this point are not important now, you are losing your home and you are hoping that your Realtor will do the job for you. . .

But what  if your agent doesn't have a clue?
What if your agent is "Learning on the job"

Do you need to worry about this?

If you are speaking on  behalf of your whole family and their  future depends on you choosing the right person to do the job. . 

I advice you to choose well. .

Interview the best ones out there . . really, it doesn't cost you any more money to work with the top. . .

A good plan of action for you is having a good real estate agent who knows how to negotiate a short sale with your bank. 

A good example. . 

When you negotiate with these banks, they are known to throw  in language to keep you on the hook for their loss. This is a little trick that the big banks are not telling you about. A good Realtor will spot this a mile away. . and negotiate the best possible outcome for you. 

A bad Realtor will say. . "whatever, just as long as I make my commission"

No regard whatsoever that years later your whole family suffers because you are being harassed by a third part bill collector and forces you in declaring bankruptcy to protect yourself.

That does not help you . . .nor does help your family. . 

 

Choose well, the bank is paying for your Realtor 100% 

WHY NOT CHOOSE THE BEST ?!


If you are a Realtor and you do not have a clue what a deficiency judgment is and/or  understand fully the Mortgage Forgiveness Debt Relief Act of 2007,

DON'T DO THEM.. . 

Just refer them and I promise you that will be ahead. . 

Your clients will love you for your honesty and you will be free to do what you love best. . . sell real estate.

I believe that if you're going to work in the short sales market, you need to learn everything you can through classes, receive your designation and have someone who is experienced help you/mentor you. I've seen the unfortunate results when the person helping the sellers in this unfortunate situation are not qualified to be doing so.  I think referring is also a wonderful, ethical decision to consider if you're unqualified (and you KNOW if you are). This is not an area to "figure out" as you go.

Many times, folks who are experienced in this arena already know the tips and tricks, and they even have relationships with the banks to help facilitate the process. I agree with you that experience counts! I've seen it for a fact as a title person in working with the people that first and foremost CARE about the customer...and those with true experience and knowledge on these types of transactions.
