Some great tips for any public website.

Escorts during the open houses is also something that I use to help prevent item from being stolen. I also advise the client to place valuable items in a place which would be difficult to access and to make sure the storage space is locked.

Years ago, listing and marketing properties for additional exposure use to be the surefire way of getting exposure, buyers, and more listings. Today, using sites like Craig's List, Back Page, OLX, Live Deal, etc is becoming a safety issue not only for the listing agent but also for the seller.

When listing properties on such sites, be cautious of the photos used. As a rule of thumb,

  • Never show photos of the bedrooms, consider a designated day to take the photos of the bedrooms, and remove all items that could be stolen or viewed as expensive.
  • Limit the number of photos added to those websites.
  • Do not include photos of electronics in the photos such as computers, electronic items, alarm keypad, expensive items.
  • Do not include the floor plan in your photos.
  • Never identify the rooms of children.
  • Avoid linking virtual tours to the Ads
  • Do not include photos of the family, especially children.
  • Never show the house blindly or by yourself. Always have another person with you.
  • Do not let the sellers schedule their own appointments.
  • Require a photo ID of all buyers if you have a fully furnished and occupied home.
  • Never use your business or personal email address on these sites. Use a generic email address through Yahoo, Hotmail, or Gmail.

Use common sense and safety when listing and marketing properties on free sites and websites know for spamming, user abuse, and those lacking safety to avoid unwanted solicitation.
