    		Hi Neal, I completely agree with what you are saying.  Our market feels like it has a lot of inventory, but nothing like you show.  However, our sellers many times have the same issues.  I have a potential listing that I am trying to convince to price it right and sell it.  Not sure we're going to get together.  I've gotten rather stubborn about that recently.  One of the tools that I am doing is to throw the inventory and sales into an excel spread sheet and then do a pie graph that shows the sales as a per cent of total inventory.  Sometimes the visual works.  Thanks for your post.

    Pretty scary figures huh? My partner asked me if we kept track of this more during the boom. I told him no...there was not time to catch up since everything was selling even barns:) you watch what happens in the next year...the figures will either be staggering more or dropping due to properties being removed from the market.
