Buyers That Overspend!!!!

One of my biggest pet peeves is working with buyers that WANT to buy over their means!  I have been working with this lady that is 6 months pregnant, dresses like a million dollars, has 3 cars all with loans, wrote 3 bad checks that were turned into collections in the past 12 months.   She paid off her bad debt and called on Mother's Day asking if I could take a few minutes to tell her how to dispute the credit and that turned into 1 hour of advice. 

Since her debt is so high she can only afford a price of $109,900 of course they want to buy for zero down!  At the point she came to the office her credit scores and debt ratio was so bad she could approve for anymore and to top it off she would have to go FHA.......

So I told her look if you refinance these 2 cars and lower your debt by $250 per month and dispute the credit then by July it is possible you can qualify for 100% Conventional.  So once I helped her on Monther's Day and did my best to keep her calm (she is spasmatic!!!) translation======you tell her something 10 times and she will still ask you the same question the next day. 

Anyway I have called her off and on to make sure she was on track with the dispute while her new house is being built.  About a week ago I told her that we need to schedule a time for her to come in and bring updated docs.  she never returned my call or my e-mail and TODAY......I found out she is using another MORTGAGE COMPANY!!!!!!  I cannot understand why after ALL I did to help her better her situation!!!!  Anyway thanks for letting me VENT!!!!

Yes, Yes, Yes, they want what they can not afford!  I have noticed that the ones who tend to overspend seem to want the zero down loan.  Great post!!

She just went to a company that told her what she wanted to hear via false promises, probably.  I had someone do that to me when I was a loan officer in MD.  You did what you were supposed to do, so don't feel bad about a job well done.

That is too bad.  I have a friend who's a loan originator and the same thing happened to her.  It sucks but don't let it get you down.  I am a true believer in what goes around comes around!  She'll get hers someday!!

These high maintenance buyers are more trouble than they are worth.  Cut to the chase and be done with her.  All your hard work for nothing.

I hope this family doesn't go through foreclosure, even though they did me wrong, through the grapevine I found out that their house payment is $150 MORE than what we quoted them!!!!  CRAZY huh?
