Does your firm do caravans?

Our office had a caravan earlier this week.  It was the first in quite a while and the first for me since joining Coldwell Banker. 

We visited three properties which were fairly close to each other, so it didn't take up too much of our day.  We had five agents join the three of us with the properties for sale.  Not a huge turn out, but not bad.  We offered a $25.00 gas card as an incentive for agents to join us.

I feel like it was beneficial for all of us.  Not only to have a much better feel of the properties for sale, but to help each other with suggestion on anything that might improve the propertie's appeal.  We all had suggestions which should help in selling the homes.

I would like our caravans to become a regular part of our routine.  Perhaps every other week, or once a month.  I beleive it benefits everyone involved.  How do you fell about caravans and how might we get better participation?

We used to do that when I worked for Watson once a week I thought it was the biggest waste of time all we did was talk took two seconds to go through each home so we could get back to the office and work and put a bunch of looks good on the sheets.

We have Property Tour's every Tuesday right after our sales meeting at 11. We all carpool and there is usually about 12-18 agents that go. It does help you tell your client's what the feedback is so they are more apt to make changes if it's coming from other Broker's and not just you.

We sometimes end with the Broker who has the last home on tour has lunch too. It's a lot of fun and you learn the inventory better.

My old office we use to do an office caravan after our office meeting for recently new listings....seems like half the agents always had an excuse not to go.....Our town has a Brokers caravan and someone from your office must attend(if your office has a listing on the tour) and go to all listings on the caravan or you will not be allowed to put a property on any more tours. I always saw the same people and it did seem like we talked more about the market than the viewing of the homes. If you like it ...go for it....if you don't....no harm

We try to do one ever other week.  We spend a couple of hours looking at listings that belong to agents in our office.  They have been helpful in getting input for needed improvements and price reductions.

We used to go on property tour every week and now it is down to every other week.  Last week, I showed a visual tour of 3 listings rather than putting them on tour.  I received more precise suggestions than I would have on tour and actually more inputs - 12 vs 8 on tour.  I am considering only doing visual tour presentations at sales meeting and on the rare occasion doing a realtor luncheon.  Food is always a good draw.
