Home Warranty Can Help Selling Your Home And It Is A Nice Gift.

The home warranty is a service contract that covers the repair or replacement of many major system components and appliances in your home. It will not prevent system or appliances from breaking down, but will repairs or replaces if the systems or appliances broke down. 

 

Before home owners putting their homes on the market, they should think about what will happen if something break down. The scenario looks too bad from any home owner to imagine, but it happens. Home warranty will cover the systems and appliances from the date the home is on the market and the seller do not pay until it closes. Which mean there will be no cost to home owner if the house doesn't sale. It is the incentive to buyers to put an offer to the house. 

 

I often throw the warranty in as a closing gift and also another marketing tools to get the listing as well.

Home warranties are mandatory for all of our listings and buyers must be offered the policy and must sign a waiver form if they do not want the home warranty.

So many inspection issues arising from the age of appliances or major systems can be alleviated by putting a simple home warranty on the home in the first place.

However, I wouldn't go out and find a home warranty vendor on your own.  There are way too many products out there with different levels of coverage - - you really need your company to stand behind the home warranty company.  Otherwise, you are going to find yourself making all sorts of representations about the policy without having read or understood all of the fine print.

Home warranties help bring peace of mind for the buyer, seller, and the agent.  It's very helpful to have a good working relationship with the home warranty vendor's local representative.  He or she can help smooth out problems when the warranty is needed for repairs.

I keep hearing great things about home warranties, but have yet to buy one for my listings or my clients.  I know some agents have the sellers buy one and that helps the home quicker and with more peace of mind.

We offer all of our sellers and buyers home warranties.  A completed sale has either the buyer signing for it or refusing it...we carefully explain all of its advantages and let them decide.  Often times it is a final negotiated item included in the sale.
