Selling your home is not an easy task and you may have a feel for how slow the market is moving now in days.  Hiring a real estate professionals is the best way to go.  Analyze this for a second:

Seller A, chooses to not list the home through a Realtor and decides to try for sale by owner. Seller calls 2-3 near by homes for sale to decide on the asking price. Signs are then placed in the yard, an ad is placed in the newspaper, an open house is performed, etc.  Weeks, months go by and seller has had but 1 buyer somewhat interested claiming to be pre approved for financing and didn't turn out that way.  Seller by now has shortened profit amount with months of mortgage payments and advertising. Seller is now budging somewhat and decides to pay an upfront fee to have property listed in the MLS (Multiple Listing Services, a database Realtors use when searching for available homes for buyers) paying 1%-2% on average.

 Seller is obviously trying to pinch every dollar possible by not hiring a Realtor. 

Outcome: Sellers drive for selling home has decreased, therefore thinking it may not be the right time to sell he/she takes the property off the market. If seller was able to find a buyer, price may have been negotiated too low due to lack of current market value knowledge on the sellers side.

or

Seller now realizes that a Realtor would be useful and hires one after loosing a significant amount of profit.

 

Seller B, chooses to hire a Realtor.  Seller meets with Realtor and then discusses the asking price based on an actual Market Analysis Report, (A summary of recently sold and currently available homes in the area with similar features as the subject home.) provided by Realtor.  Seller then just awaits for the Realtor to do advertising, open houses, contracts, verify and assist with pre-approvals for financing and last but not least, prepare both parties for closing day. 

Outcome: Seller didn't pay any upfront fees for marketing and managed to sell home quick with representation of an experienced Realtor who was able to get top dollar value for home. Best of all, seller was able to save time and money in doing so!

*** REMEMBER***

Seller only pays commission at time of closing, no buyer, no fees! It's that simple!

In the end Seller B proved to be more satisfied with results!

In this market right now, its SO hard to explain to some people why they really NEED a realtor!  Then again this is the difference between a SELLER and a just a LISTING.. know what I mean?
