My Buyers Bought an UGLY House! Now What? Help Me ActiveRain!

I made a promise but need a lot of help keeping my word.

At a holiday party, I learned that one of the guests was selling a home in an area needed by my buyer. This house was not on the market yet, so I called the agent stating we would like to get in as quickly as possible. An appointment was made for Sunday, the day before this home would hit MLS.  So on the way home from the party, I put the address in my GPS and drove by.  Oh Noooooooo! Now What?

They wanted charm. Does this look like charm?

So I called my buyers and asked them to take a ride, and do it right now...prior to the showing.  Why did I ask that? Because this was one  U-G-L-Y house!

When working with buyers, I have them make a wish list of features in a perfect home. In my opinion, this house did NOT meet the kind of property they described..not by a long shot!

 

They wanted a charming home with a fireplace that they could feel good coming home to. In my opinion, this was not the charming home I envisioned for them. On the surface, this property did not seem like the "right" choice. 

They drove by and they commented: 

"It is an ugly house with no curb appeal."...and to my surprise they said..." but it can’t hurt to take a look. It is in the right neighborhood."

Having a qualified motivated buyer, it also helps to keep an open mind.

Actually, the inside was near perfect for their needs, minus the charm and the fireplace. It has a complete lower level (room for a playroom, office and a guest area), walk out patio and large family room. Many things met their needs, like the “newish” kitchen, and the cathedral ceiling bringing in lots of light. There are two full baths plus a powder room, the big fenced back yard, gas heat, gas cooking, room to make a guest room and hardwood floors. But it still looked the same on the outside. No landscaping, no curb appeal...even the grass clashed with the house!

After a bit of discussion..." let's make an offer" but not for the asking price. They had work to do to bring up the charm they so yearned for.

Armed with area comps....how would you answer this next question?

  How much do you take off for UGLY?

 

We got past that part. A price was agreed, contract ratified, home inspections performed, and our settlement occurred a few weeks ago. They are now in the process of painting, cleaning, refinishing floors and all the many things necessary to move into a new home. 

But remember...a promise was made!  And here it is:

I really did not think we would get a suitable price.  Ha! - but we did ...so now I need to ask ActiveRain to help make this UGLY house a home these buyers could be proud of…and a house that I wanted to be proud of selling!

So here's the challenge: come up with your best ideas, best designs, best color schemes, and best landscaping. You know what I need. I can make this a contest. Not sure of what to offer as a bribe prize but I bet there are some creative Rainers, designers, stagers, landscapers out there who could ....

 Help me make this UGLY house a pretty house!

Margaret - Can I steal Andi's response?  I agree with her completely.  The house should be a solid color with one accent color and it needs lots of landscaping.  The nice thing is they have a blank canvas to work with.

What a great story and idea for fellow Rainers !!  I am no interior decorator - but believe 100% that landscaping design will put curb appeal and character on any home - regardless of style.  So find a hungry landscaping crew and get them to get busy!  The landscape can provide WOW factor!

I'm thinking a retaining wall on the right hand side and a nice Evergreen to screen the ugly concrete.  And just where exactly is the front door, let alone how do you get there....  maybe a portico - something to draw the eye away from that ugly roof line.

My vote is to watch several episodes of "curb appeal" on HGTV or DIY.  They cover landscaping and house modifications.  The other option is the local library (lots of lovely books and magazines with great pictures!

I love houses like that, especially if that really is a hillside for the front yard. The last one we had like that, we took the exact middle and created a little patio where I could sit outside and read. Then we created some terraced walkways leading from all four corners to the central patio. Then we planted and planted and planted and planted, and just a couple of years later we had my dream yard. Unfortunately, we lost all those pictures in the Great Hard Drive Crash of August 2005.

Disclaimer: Although there were two of us who bought the house, actually only one did all the work, so I guess I really should change "we" to "he." LOL. I did enjoy sitting out there and reading, though.

OK, First submit it to HGTV for a challenge! I say a porch needs to be pulled to take away form the flat face affect. Knowing what other homes on the street are like may influence the concept. NO pillars, not that type of home. natural lighting may be hindered if a front porch is added across the full front so Id say soften the straight lines with a barreled front stoop and porch on Rt side only winding down to the drive with paver style landscaping and a floral garden area at top rt as you come up/down the incline on Rt.

     Margaret, read the post above and you seem to have a nack for attracting gold stars on here. Gold stars and lots of traffic. I hope the sellers are not upset you called their house ugly LOL!

     I would honestly pay someone a few bucks, your time is valuable and at this rate you would average $2 an hour reading all these posts and trying to figure what are the good and bad ideas. Not to mention if you already had great ideas you wouldn't have posted it...

It's ugly, but probably wouldn't take as much as one would think. A few ideas - new windows(may even need those anyway for energy efficiency - credits for that), new front door, porch with columns would add character if you wanted to change the style of the home - it's a rambler and can be changed to a more colonial look if that's what they want and if it fits in with the other homes in the neighborhood - whatever they do should fit the neighborhood, landscaping with a pretty walkway - cheapest of all - new colors - definitely needs a fresh look.

Hi Margaret!  Great story and I'm laughing because I can SO hear you saying, "This is one UGLY house!"

Like Missy suggested, the stagers could have some wonderful suggestions. My question would be what are the rest of the homes like in the neighborhood?  This home appears to have some wonderful 'bones' for a craftsman style home.  They could extend the roof (at a 180-degree angle) and give it a craftsman style covered front porch.  With a little landscaping (okay, ALOT!), this could be a real charmer!

There is indeed a buyer for every house if the price is right!!  And, the price was right.  No advice as to how to spruce it up, not good at that!

Margaret, Ugly IS in the eye of the beholder. I love retro, so I don't quite see the problem! Paint, a bit of landscaping, and you got a great retro home!

I would really be going nuts if there were boomerang formica inside....

Margaret - I'm glad your buyers didn't judge the book by its cover and I'm sure the help you are giving and getting here will be needed. What a great way to interact with fellow AR members for suggestions and advice.  I'm not very creative in designing but there are very good comments from going all out to minor things. I guess it all depends how much the new owners have to spend.  Good Luck!
