A professional way to answer the question, "Will you do it free?"

Today must be you-want-it-free? day here at ActiveRain since three of the blog posts I've read this morning touch on rant about that subject.

I find that particularly interesting when it comes to Realtors whom I have always considered the epitome, the definition, of asking for things free. Is turnabout not fair play?

I'm always happy to reduce my fees if I also reduce the amount of work I do, or the resulting liability that various third parties, like governments and insurance companies, place on my businesses. I'll also do some pro bono work if I can do it over the phone or by email. If I have to put on clothes, get in the car, and drive on the streets and freeways with all the people who are texting, shaving, and putting on makeup instead of driving, well, I'm going to charge you.

My preference is to work and be paid. I like to work. If it's fun, then it's not work, and I do like to have fun when I work. It's also much more fun to be doing something and getting paid for it than to be sitting around doing nothing. If the opportunity presents itself, I'll educate prospective Clients about what I do, why I do it, and why I charge what I do.

If someone asks you for something free, be prepared to provide a professional answer — to educate your prospect about you and your services — rather than ranting and raving. You'll come off looking much more, uh, professional.

It must be an area thing. I've never asked an inspector to do anything for free, or discussed their fees with a client.  I would be appalled if anyone did that to me.

Russel....that's classless.....if a seller asked them to work for free, they'd react with hostility, I'm sure....I hope you do the inspection, get paid and the deal dies.

I have NEVER asked an inspector to do something for free.  I don't work for free and I don't expect anyone else to either.

Russel,

I am approached every day by people looking for free legal advice. So, I now have a rather standard response with respect to referrals to lawyers in their area etc. But, simply because you have written an article and posted it on the internet doesn't mean you are available to work for free.

I can't imagine asking an inspector to reduce their fees, much less provide their services for free.  I did recently have my sister-in-law tell me she didn't want to list her mom's home and have to pay Realtor® commission, but could I "help" her?  Then there are the friends that want to look at homes in hopes of buying one day, but they are nowhere near getting theirs on the market (and surely want to try fsbo).

I got your email yesterday about the cactus and want to talk to you later about finding me one.  Free of course?  Justing kidding LOL!

Russel, When I first started, I was anxious for business and agreed to take a listing where I would accept a 1% commission, I worked harder than I ever have for a full commission (3%) for these people and in the end, they laughed at an offer they should have taken and I ended up losing money and we never closed. I did work for free on that one but refuse to do THAT anymore! FREE, no more!

Russel...I think the most simple answer is to ask them how many hours of work they perform for free at their job.  I'll bet they would be appalled if their employer had the audacity to ask them that question.

Hey, Russel. How funny, I just had someone ask me to reduce my commission. Like you mentioned, it helps to be prepared. I calmly stated my reasons and moved on. Thanks, Jim

Russel, It's hard to honor those requests unless you become a 510(c)(3) not-for-profit, charitable organization.  lol

Well said!  I love this response to those other "rant" posts, which of course now I have to go searching for because you have me totally curious!  I love your line about having to endanger your life on the  "freeways with all the people who are texting, shaving, and putting on makeup instead of driving."

Well I've told buyers and sellers that I like to have food with my meals!!!!  And I've asked them that if their boss asked them to cut their salary by 1/3 but still work the same hours, do the same good job and go above and beyond, what would they say.

Its tough not to rant and rave.  I just had someone contact me about a house she wants to buy.  She wanted "advice" on how to make an offer - but she didn't want to pay for it and she planned to act as her own agent.  All she needed was "comps" and to have me go to the home in question and do a walk-through (she is currently renting it.)  I politley declined.

Hey, Folks.

Thanks for stopping by and commenting.

I have read all the comments, but since this post is rather old, rather than making comments here in my post to each and every one of you, I'll just let everyone know that I have read all the comments and if there are any questions, I'll answer those below. Otherwise I'll simply post this comment and then head over to your blogs soon to visit and do some reading and commenting. I hope you'll have a nice welcome mat out for me!

Don't forget to let your cat come out to play with all the other ActiveRain kitties. Your cat-friendly dogs can come, too!

If you need a great cat book, get yourself a copy of Peg Silloway's The Cat Lover's Book of Days.

Hope all is well with everyone.
