Infrared Imaging Finds More For Our Clients!

Just this past fall after extensive training we finally launched infrared thermal imaging (ITI) technology into our already large array of home inspection tools and services. During our standard home buyer's inspection we give each home ITI scans, and you would be suprised what a well-trained infrared thermographer coupled with an experienced home inspector can find. Below you can see some of the images also called thermograms retrieved from a recent inspection.

What you are seeing in the pictures above and below are walls from the top floor of a home's livingspace. The dark (purple) areas of the infrared images (right images) are showing cold areas confirmed to be missing insulation.

While very small amounts of missing or inadequate insulation is normal in most homes, having large amounts of missing insulation especially at the highest areas in the livingspace of the home can mean energy loss, and ultimately higher energy bills. With energy bills certainly not going down, this infrared scan potentially saved the homebuyers many dollars over the coming years.

Randy I just heard about infrared imaging of houses and I was so pumped.  The agent who told me about it told me how many more things they are finding with it than they have in the past.

Dana - Yes the ability to find things is definetly elevated. However I think the best thing about the technology is being able to prove or disprove a particular problem in a home. For instance a moisture problem, conditions condusive to mold, electrical, heat, I could go on and on. Great for everyone in the transaction in my humble opinion. Better inspections mean less problems down the road and happier clients with less liability.

In the right hands infrared imaging can be a very powerful and useful tool but in the wrong hands it can be problematic. It is VERY important for the thermographer (the inspector using the infrared camera) to have proper training in the operation of an infrared camera and thermal imaging of buildings. Completely diferent conditions can look identical in an infrared image. A properly-trained thermographer is much less likely to make an incorrect conclusion.

I have a Level I Thermographer certification and this week I am in Kansas attending a course on 'Building Assessment Using Thermal Imaging".

Bruce, all good points but make no mistake I have been in ITI for nearly 2.5 years and the first thing I did before offering it to clients is training through the renowned Infraspection Institute and on-site training for nearly 6 months. We don't take things lightly here and always get the much needed experience and training before using any new tool, technology or method. Good luck on the building assessment course!
