This month's meeting will be about the fuel for your real estate machine: deal funding.  There are many different ways to fund deals, ranging from conventional mortgages and credit lines, to hard money lenders and even borrowing money from your 401(k). Let's not forget the easiest way to buy; using cash. To real estate professionals, the term "cash" means the buyer is not waiting on bank approvals, appraisals, or credit scores. To real estate investors, buying cash means having funds available from any number of sources, and not their own funds.

Do you want to know how and where to build your own private money bank where you choose the rate, term, and amount that you want to borrow?

We are changing our meeting structure for the first time since the REIA of Macomb was founded, for your benefit. The Co-Founders, Nathan Mayes and Dylan Tanaka, will spend the first half talking about their experiences using private funds to purchase real estate. You will have the opportunity to ask questions about the basics of private money and borrowing, right before July's guest speaker comes up.

The Entrust Group is a company that teaches you how to lend money or buy real estate using your self-directed IRA. "Self-directed" simply means that you, as an individual, have complete control over selecting and directing your own IRA or 401(k) investments. This control requires a specific type of account, and it opens the door to many nontraditional types of IRA or 401(k) investment.

Joedy Patrick founded Entrust Great Lakes, LLC in September 2004. He is a licensed real estate broker and past member of the Michigan Association of Realtors Public Policy Committee and Land Use Subcommittee. In the past, he has held a series 7 (securities license) and all of the various insurance licenses. He is the owner of the The Institute - The Source for Continuing Education, LLC and has instructed over 60,000 students in real estate continuing education since 1987. He also has 20 years of experience as a real estate investor, primarily in vacant land. Joedy's introduction to the Entrust Group was as an investor, and through self-direction he has grown the value of his Roth IRA substantially. His decision to become an affiliate was simple: anything that worked so well for him has the potential to be great for others as well.
