OAK BAY HOME FOR SALE..SOLD NO PRINT AD's REQUIRED

I recently listed  a charming well cared for home in Oak Bay For Sale ....a Popular residential area of Victoria BC.

Once the Seller and I agreed on the Listing Price and my Victoria Real Estate Online marketing and completion date to Move. I started my Victoria Real Estate Online marketing a Oak Bay Home For Sale ...NO PRINT ADS REQUIRED.

Here is a short summary of my Victoria Real Estate Online Marketing a Oak Bay Home For Sale.

  1. First I load my listing on our MLS system which also shares all our MLS listings Nationally on Realtor.ca for the public to view 24/7. Oh course all of the Victoria Realtors have access to all listing online 24/7
  2. I then load all my photos to the MLS and my Web sites along with the listing details, floor plans, photographs and virtual tours.
  3. Post an Open House Date and Time online

Once I had this done this I proceed to go where Google Finds me with my Listings..by Posting an Open House Post on Active Rain..within minutes my Open House Post is at the Top of Google pages under several Victoria and Oak Bay Real Estate key word search terms.

This all takes a few hours to get organized and Done..The phone Pages and text messages started coming fast and furious from Fellow Realtor to set appointments to View my New Oak Bay Listing..with this home I  indicated on the MLS listing No Offers would be considered by the Seller until after the first Open House on Saturday...by the time Saturday rolled around there had been 45 people through the home, and at the Open House I had another 30 Couples come though my Open House...all of them said they found my Open House information from my Online marketing or from my Open House Signs. SOLD NO PRINT ADS REQUIRED.

Sold Fred Carver ReMaxThe Rest is now History.... with this Oak Bay Home For Sale now Sold as we had a total of FIVE Offers, resulting in the home selling over the asking price, all conditions have been now removed and the Sale is Firm. All a result of my Online Marketing for Victoria Real Estate in less than a week from the time I started my marketing.

How Times Change..Oak Bay and Victoria Home Buyers and Sellers  are going online first to find Oak Bay and Victoria Homes For Sale, and you can bet they'll find me through my online marketing in Google and elsewhere.

I now get regular daily inquiries from Home Buyers and Sellers on a regular basis. People now do a Google search looking for a home in areas in Oak Bay, Fairfield, James Bay and other areas of Victoria and I'll be there..

Just this week I met three New Buyers who found me by doing a Google Search..for Oak Bay  Homes For Sale.

Today I showed upscale townhouses to two Californian Buyers who found me on Google when Searching for Fairfield Real Estate in Victoria BC.

Online marketing needs be part of any Realtors arsenal to Sell a Victoria Home in todays market.... Quickly and for Top Dollar.

Fred, I noticed this trend a few years ago.  I always ask where prospective buyers see my ads, and none of them ever mentioned newspaper or magazine.  So I stopped paying for print ads!  Probably saved a few trees in the process....

Great job Fred and so rewarding for your clients.  A lot of print advertising is disappearing as more and more folks utilize the Internet.  We have gotten email from folks who aren't computer types but have friends who are and they utilize them for searching.  Because of the market and expense for ads our Homes And Land books are getting thinner and thinner.

Here in our area we're looking forward to the return of multiple offers!  Have a great 2010.

I agree the day of print advertising maybe gone. You can have your electronic advertising out in less than 5 minutes before Google pics it up vs print advertising where you can have the home sold before the print is even out of the editors desk.
