Someone who could be the next greatest investor may never get to be, because they are always sitting on the fence about doing it.

Let me tell you this, 99% of people who spend $2000 on investment CD's and seminars never do a single transaction. The 1% that do something are the ones you read about on the back cover of those CD's and books.

One of the most famous fence sitters I can think of was Humpty Dumpty and he got off the fence, but it wasn't by his choice. So get down off the fence, invest in that first property. With proper guidance, you won't regret it and you will soon be on to many more great investment properties.

great advise..many ways to invest  ... i like listening to a lot of what Dave Ramsey preaches.

I dont do everyhting he says but I like his advise

Todd,  I attended an investor seminar last year. As each speaker finished, at least 20-30 people and sometimes hundreds went to the back to buy the tapes and books. When someone asked the audience how many people had one property besides their own home, I was shocked at how few raised their hands. If they would take those thousands of dollars they've spent and buy a rental, they might be surprised at how much they learn.
