MRIS just released the sales data statistics for June 2007 for area housing sales.  As has been the story for most of this year and last, housing prices are continuing to trend downward as well as number of sales and total sales volume.

For all of Northern Virginia (which includes Arlington County, Alexandria City, Falls Church City, Fairfax City, and Fairfax County) total sales volume for June 2007 was $1,140,220,908 down over 12.5% from last years sales of over $1.3 billion.  The average sales price was off 1.53% from June 2006 at $569,826.  2,001 housing units sold in June as compared to 2,252 in June 2006 and the average days on market increased by 32.65% to 65 days.  Still not too bad when you compare it with Loudoun County where the average days on market for June sales was 111 days!  Region-wide, homes are selling for an average of 95.71% of the listing price.

There are however, several local areas that are bucking the overall Northern Virginia trend.  

 

McLean

Del Ray

and

Shirlington!

Each of these areas had home sales in June 2007 which outperformed the sales in June 2006.

McLean, Virginia located in zip code 22101 and home to the region's most million dollar plus homes had a total sales volume in June of over $65 million, a whopping 29.4% increase from the $50 million sold in June 2006.  The average sales price increased 5.87% from last year and reached $1,188,419.  55 homes sold in McLean after an average of 93 days on the market.

Del Ray has become increasingly popular with homebuyers who enjoy the proximity to Old Town Alexandria and the coziness of a small community.  It shows!  Total sales volume was up an incredible 41.74% from June of 2006.  Sales totaled $16,795,736.  26 homes sold in June at an average price of $645,990, a 9.03% appreciation since June 2006.  Homes in Del Ray move quickly with an average time on market of only 32 days.

Shirlington hs been growing bigger and more exciting with new condos, an extension of Shirlington Village, and the new Signature Theater.  Homebuying has increased around Shirlington in Arlington's 22206 zip code.  Total volume increased 33% from last year to $22,900,165 in sales for June 2007.  56 homes sold at an average price of $408,932 after an average of only 32 days on market.

McLean, Del Ray, and Shirlington, three popular areas that are bucking the trend in real estate sales!
