Mr. "W" and The "Loyal Client" Transaction: WEEK TWO

It never ceases to amaze me how a transaction can be going VERY smoothly and ALWAYS hit a couple of snags along the way. It will ALWAYS be up to me in how I handle the situation regarding my attitude and being proactive as a "Professional" in the Real Estate Industry. I mean....no transaction is perfect, right?

First of all, if you have not read the previous stories on the "Loyal Client" you can read them here:  A Hawaii Real Estate Story: The Faithful and Loyal Client  (6/30/07); MAKING the Transaction WORK! (The Loyal Client Update) (7/3/07); No Professional Home Inspection?! (7/5/07) but briefly......... I've worked with this client for 2.5 years and he has remained loyal to no end. He even had to rent for a year and a half and in the meantime came to me to refer him to an agent on the other island to sell his vacant land. He now had money to put down, his credit is extremely good and he just popped in to the office when I just so happened to be there and within a few days we were in contract.

Here's the deal from last Friday in a nutshell:

  • Friday, 6th: I submit Mr. "W's" additional deposit to escrow via courier along with the home inspection waiver/approval. We also find out the tax records reflect the wrong address. We do an ammendment and submit to escrow as well.
  • Monday, 9th: Escrow notifies me that Mr. "W" wrote the check payable to ....another escrow company. (was I blind?) They also said that the Condo association doc's were in but the Association Doc's would be in the next day. Called Mr. "W" to ask if he would go to escrow in the a.m. to revise the check (or write a new one) and pick up the documents.
  • Tuesday, 10th: Mr. "W" calls and says he got all the doc's and made out a new check. Great! Escrow also revised the preliminary title report as there is only one parking. (the other one was sold to another unit back in May which we knew)
  • Wednesday, 11th:  Title Report shows only one parking and still wrong address. What's going on?
  • Thursday, 12th: Mr. "W" calls and says he needs help with the initial instruction docs from escrow (they didn't help you when you picked them up? NO. So we meet at the office at 11:15 am and I help him with everything and pop it in our outgoing mail. Go through the doc's with him and sign receipt/approval and also email the RR105C (property info form) to the lender. The escrow officer calls to let me know that they are working on the address although they are waiting to see what address the appraiser comes up with. They will work everything out. Okay.....Time for half day office work.Is this Deja Vu or what?

Actually, these are minor snags and not anything to stress about. I've worked with the other agent, this escrow officer and lender before ....WHEN you ask?  I had the same professionals in the purchase of MY townhouse in the same complex! Yup, this loan officer was MY loan officer. This escrow officer was MY escrow officer. This seller's agent was the same agent for MY townhouse and I was MY own buyer's agent.

You think this is deja vu?

The only difference in this transaction is Mr. "W". He has been extremely cooperative in all I ask him to do and never once has he gotten upset with me about anything. Maybe it's the two and half years of forming this trusting relationship. He kind of grew on me over the years and I'm actually happy he is moving into our complex. He has no family here and around the holidays I will surely do something special for him.

And if you have read all my stories on this "loyal and faithful" client you would understand when I say, "I think I'll 'adopt' him"

37 Comments on Mr. "W" and The "Loyal Client" Transaction: WEEK TWO

there is no way I am the first to comment - well maybe - anyway - I just love Mr. W too and my loyal clients are my clients for life  it is all about building relationships :o)

07/13/2007 12:41 AM by Central Oregon Real Estate | Thesa Chambers, Broker (RE/MAX Sunset Realty La Pine)

Hey....it's a slow night...I wanted to respond to a comment before I get off..glad it was someone I admire! I'm starting to think why he grew on me....I met him shortly after my dad died.  He kind of has the same demeanor...

Mr W sounds wonderful.. I would definitely adopt him..the public often doesn't understand that real estate is about more then a transaction.. it's about people and relationships.. I met two of my best friends by selling them homes.. by the end of a transaction we have often shared so many emotions with our clients that we can't help but feel bonded..

07/13/2007 12:51 AM by Manhattan Beach CA/ e-PRO..... Kaye Thomas... (Real Estate West)

No kidding Kaye!  I can't wait for this to close....Mr. "W" may just come out of the closet for me....here. I wonder.

A motivated client and good professionals, sounds like a formula for success.

Sounds like you've already adopted him, Sis!  :o)

Sally, of course he would trust you. You have been a kind person who earned that trust. I'm sure you will have a client for life.

Oh I can smell Thanksgiving and Christmas dinner for 3 and a half already Sally! This is going to work out just fine!

Mr. W is very fortunate that you have taken him under your wing, Sally,  and I am pretty sure he realized he had  found a gem when he first met you. I enjoyed this post, it has a ring of the 'mysterious' and hidden hand to it.

If you adopt him...does that mean he gets you to cook for him too?

What a nice client. It is interesting to see and learn how different real estate closings are in different parts of the country. How could anyone get mad at you, Sally! Katerina

Sally,

What a sweet client, don't you wish ALL of them were this wonderful! :)

Sally, he sounds like a terrific client and how wonderful of you to have acknowledged HIM---for just being himself!  When everything is said and done, show him this post, I bet he will feel honored forever!

Sally,

I think it's you that has made things go smoothly and snags do happen, who said our job is easy, it sounds like he is really comfortable with you, that's why you have smooth transactions, it's you who makes the difference, and you should be proud of yourself...

Good job,

Tom Weiss

Sally, having observed perfectly rational customers/clients go through the roof during a real estate transaction, I can only offer that because you are TRUSTED by your clients, the outcome is far above par.  That trust thing is amazing, huh?

07/13/2007 08:56 AM by Options Realty

Sally--Little snags seem to come up in all transactions. A good agent like yourself will minimize the stress for the client and keep things moving along. Mr. W was very fortunate to find you as an agent. Maybe he "adopted" you too! :)

07/13/2007 09:17 AM by Teri Eckholm, Realtor® Anoka County MN (Keller Williams Premier Realty)

Sally - It is so refreshing to hear that there are Mr. W.'s out there.  It is also refreshing to have Professionals like yourself out there as well.  You have the relationship with him because you cultivated it and made it a priority which shows to your work ethic.....

07/13/2007 10:34 AM by Trinity Mortgage Lenders

Randy:  That's this agent's formula!  (now how come we don't always get the other ones to match all the time? )

Sarah:  Yeah...and I think he did me too....lol!

Missy:   You always say kind stuff Missy. Blush. Blush.

Lysa:  Where at? Zippy's?  Hey, I tell you what ....they got cooked dinners and just pick them up!

Joann:   I think it was client/agent bond at first sight..haha!

Neal:  Gary said to be honest and tell you I don't even cook for him. lol!

N & K:   Oh, there have been times...we don't always click with a client.

Suzanne:  I was just going to say....

Carol:   I'm thinking of showing him all at the end...so he can write something and allow me to post his picture standing with me too!

Tom:  Oh....I think it makes a big difference if all involved in the transaction all work together...that's the beauty!

Cheryl:  He actually has made a difference in mine as well.

Laurie:   Hmmm....the trust thing means the most.  That determines the integrity and respect when people are full on honest.

Teri:  I know he did. Have I told you that I introduced him to an acquaintance of my aunt's and they've been dating for a year?

Kathleen:  WooHoo!

Marie:   I like what you wrote...somehow some of these comments show sincerity in a person. Thanks! Much appreciated!

Sally, No doubt you are his Realtor for life!  Mr. W sounds like a GREAT guy...so he is working with a GREAT agent.  Let us know what you do during the holidays.

07/13/2007 03:48 PM by Stephanie Edwards-Musa, Realtor ® The Woodlands, TX Real Estate (Prudential Gary Greene, Realtors ®)

Sally, every transaction has a life of its own, but if everyone works together then all obstacles are small ones.  It sure would be nice to have loyal, motivated Buyers on every deal.

07/13/2007 05:00 PM by George Souto (McCue Mortgage Co.)

Stephanie:   I think I made a friend for life. And I believe he'll refer me...he's 70 now so I think this is it....maybe.

George:  That's why I'm "glorifying" this one so much...it sure is nice when EVERYONE works together as a team.

07/13/2007 06:04 PM by Celeste "SALLY" Cheeseman (RA), Hawaii Real Estate & Hawaii Relocation (Century 21 Liberty Homes -Mililani, Hawaii)

Sally, you mean to tell us that you have time to handle real estate transactions with all of the writing you do on AR? Astounding!!!

On another note, real estate can be a bit challenging these days. Took our my buyer for the 4th time today. She's narrowing her choices down, and we should be all set to write next week. I'm of the mindset that we just have to ride on the wave until it reaches shore. Boy, wasn't that poetic of me?

Teri:  And I ask you the same! Where do you find the time?  (I make time)...and believe me....I've worked with Mr. "W" for a couple of years...many times going out...and yes, that was quite poetic...hanging around William?

I collect fairies....but here's an animated one for you!

They might not go for the adoption proceedings...but hey it's worth a try!

Thank you very much for sharing, sounds like a typical smooth deal.

07/14/2007 12:35 AM by Shane Sarae, Senior Mortgage Planner (Loan Network LLC)

Shane: Typical?  Don't have many of those....this isn't typical either.  hmm....2.5 years is quite awhile to believe in a client and him in me.

07/14/2007 12:41 AM by Celeste "SALLY" Cheeseman (RA), Hawaii Real Estate & Hawaii Relocation (Century 21 Liberty Homes -Mililani, Hawaii)

Sorry, I was trying to be funny...I know it was a great story!

07/14/2007 12:52 AM by Shane Sarae, Senior Mortgage Planner (Loan Network LLC)

Sally: I can imagine you having many committed clients. Isn't it wonderful to have clients who absolutely trust you to do what is best for them, not questioning you as if they know as much as you do, because they read the internet. Good for You!

07/15/2007 05:12 PM by Indianapolis Real Estate | Paula Henry (ReMax Excel)

Paula:  I have a dad of a client who is in Iraq coming in Tuesday....specifically to purchase (and keep renting the other one out) so his daughter will have something nice to come home to in November.
