I can't tell you how many times I see this here in our market as well! If the public only knew about the agent they were hiring in advance.  It only shows the agent is not working hard in the best interests of the seller. It is like they are trying to limit the market exposure in an effort to double end the listing for their office and not allow the seller to obtain the highest and best price possible! Maricopa Real EstateI tried to set up an appointment today to show a short sale in Maricopa, AZ.  The Realtor Instructions on the listing went something like this:

"Listing agent office hours, Monday-Friday 8-4. Do not call me with any questions about the home unless you have seen it and are going to write an offer. Do not call me. Please email or text me. Do not call me on Sunday"

Are you kidding me?  My Buyer and I both decided we didn't want to deal with this agent now OR during escrow, so we didn't bother to see it.

One question, Mr "Don't Bother Me"~ Does your Seller know the potential harm you are causing him, if no one wants to see his home due to your limitations? 

What will you do when the time runs out on this short sale and the Seller is foreclosed on? Will you be available for the court date when the Seller wants to sue you for limiting the exposure on his home which may have contributed the ruin of his financial future?

I cannot believe this would actually be written on a listiong. Nor can I imagine a seller continuing to list with an agent who wrote something like this. Just when I think I cannot be surprised in this business something like this comes along. wow

Reality is that most Seller's never check on thier agents behaviors or marketing efforts. Best test of how an agent will handle your sale is to call that agent as a prospect for one of their listings. What you see is what you will get.

A recurring theme running through posts here on Active Rain (both Public and Members Only) is the incessant moaning and groaning from some REALTORs that have the misguided belief that the only way to effectively communicate is to use the telephone.

They bang on and on about how agents who choose to communicate via email (for the written record it provides) are somehow "lazy", "arrogant" or some other variation of a derogatory term, without stopping to think that by behaving this way they are violating Article 15 of the REALTOR Code of Ethics.

They drag out their crystal balls and winge on about how agents who handle communication differently than they do will " be run out of town", "fail miserably", "be hung drawn and quartered for failing their clients", blah, blah, blah....

What a load of drivel!

What they studiously avoid is acknowledging that it's because of their own preference for using the telephone that they are petrified as more and more tech savvy agents find ways to make their businesses more efficient by migrating away from the telephone and towards other methods of communication.

I have no problem with agents who prefer to use the telephone.  I don't criticize them for doing so.  I don't however tolerate inappropriate and unethical behavior and let it go unchallenged!

In their "rush to judgment" they fail to realize that by spewing forth this unwarranted criticism they are displaying themselves for all to see as UNETHICAL REALTORS!

What makes them think that anyone gives a hoot about what an unethical REALTOR thinks!?
