21 Days, I almost feel like an adult, no, not really. Not only is the amount of knowledge streaming at an incredible rate, but the experiences that accompany them are equally screaming by.  In this kind of situation I think it is best to continue and let the 'alone time' and the 'make sense of it all time' come later. Historically, that seems to be the habit with career successful agents.  They immerse themselves completely in every aspect of the business, leaving no stone unturned.  Technology makes this easier, harder, and the demanding more time necessary to stay on top of multiple opportunities.  It is a dizzying world of detail. The Sanford system gives you the habits that have been successful. It is your vision that shapes them into your style, market and opportunities.  He gives you a tool and a primer on using the tool the best way possible.  It is up to you to absorb and adapt the lessons to your own career. The book is direct and demanding, but not near as in the follow through on all the details in real transactions.  In this regard more organized people are more suited to achieve their goals then pure opportunistic agents. Brian and I have closed on almost $600,000. of sales this week. We continue to earn the fee by helping with the rehab project that is getting wrapped into the transaction and the inspection details of the house being purchased. You don't have to be smart to succeed, you need to be focused and relentless.

PUFFERY:  You might already know what this term describes the legal limits an agent can use to describe a property.  This is one of my favorite rules to follow.  This legal term only exists for real estate, although I think many politicians use advanced puffery techniques.   There is a need to entice someone to see your property, but shouldn't puffery be somehow grounded in the benefits and values of the property and not just buzz words used to engage in less direct and honest puffs? I wonder.  What we want to do is use a truthful approach to getting the right people moved to the right spots.  I think this is very different that just moving people from one place to another.  There is a place for everyone, but that doesn't mean everyone fits that place.  As the agents of change in this moving, isn't it part of our duty to make it work out right for the people we represent.  I think so and that isn't puffery.

But really puffery is pretty funny to me.  "Honey, Stop the Car!" one puff reads.  (Which, as it turned out had nothing to do with the property.  The "honey"  in this instance quoted had just almost hit the neighbor's cat.  Wonderful is a feeling and not a description. In describing the benefits that have meaning, great location, excellent rated schools, not some term like 'fixer upper", isn't this code for 'tear downer"?  Imagine you are talking to a golden retriever and need him to understand. Give him facts and information he can use--research shows the know 200 words.  With a golden at least half the words are food related, a ridiculous third of the rest of the words have some relationship to squirrel, the doorbell, a knock on the door and the rest of the words are up for grabs.  I guess you could say the property is a real treat and be ok with it.  I am just saying.

TALE OF THE TAPE:

Italy homes3 full weeks into the program and I am making real headway.  While I am not exactly following the script the daily reading of the script is getting put into the systems that are broader than my being a top agent.  My real work has to do with the marketing in real estate.  How we get to the right people to get them connected to the right deals.  This is a matter of having a variety of systems in place to know your clients and to serve their specific needs.  Building a data base is essential.  Knowing how you will search the names and get them on the right lists for the content you produce for them is very important.  Using the expired's to build listings is a tried and true newbie and ongoing agent to prospect. The first three weeks I have been producing not only this blog, but also other social media content for the agents I work with here at EXIT Metro Dallas.  At the end of last week we are back moving forward with correcting some nagging aspects of our website.  We will use IDX Central for our MLS delivery because of the recommendations I read on this platform and elsewhere.  We will put this on our front page of our website.  The website video on the front page will be changed bimonthly and reference our current properties and recent interviews.  The first interview with Juanita Couch will be up this week.  As I get more comfortable with setting my schedule I can put in the editing tasks I avoided while I was learning more of the real estate part.

The other part of my life that is not yet in order is the exercise and balance of life.  In one respect it is good to be on this island alone, without my family.  This way like the traveling businessman the only thing I need to focus on is the business.  On the other hand, I have no balance yet.  Maybe this week some exercise will creep back in.

Andy, Being one of the true Texas troubadour's I know you to be a quintessential puffer.  I love listening to your charm and stories. That in itself is enough, but in a business situation people need facts as well as stories.

Hey Larry, Day 21!  You know what that means don't you?!  It takes 21 days to install a new habit!  And you just did it!  And I know now you are well over 21 days into your blogging.  You are into your second month.  So that's awesome for you!  Keep it up!  You wrote that the other parts of your life are still not in balance like exercise.  But you'll get there!  Ebs and flows my friend, ebs and flows!
