Another homeowner avoids foreclosure! This Suntrust short sale recently sold for $159,900.  Top floor, loft model home in Summerhouse Condos that had over 1,000 square feet.

We went through THREE buyers because of the total processing time for this short sale.  So, why do they call them short sales?  It has nothing to do with the length of time it takes to get the home closed, just that the homeowner is 'short' when it comes to how much they own on their home, and how much they can get in terms of current market value.

As a successful short sale listing agent, I helped the homeowner adhere to the rules and guidelines that were stipulated by SunTrust.  Even when you meet all of the deadlines, and meet all of the bank's requirements, there's still no guarantee as to how long it will take for a short sale to be approved.

Buyers should understand that when working with short sales, neither the listing agent nor the homeowner has any control over how long the process will take.  If you are buying a home, and you have deadlines such as a lease termination date, or even if you're trying to take advantage of the $8000 homebuyer tax credit, you should know that with a short sale, there's no guarantee that you'll be able to meet your deadlines.

Hi Debi, that doesn't surprise me.  I work with a lot of first-time homebuyers, and one of the disadvantages that I see when buyers look at short sales, is that the wait time dims the 'honeymoon stage' for the buyer.  Getting a contract accepted is very exciting for a buyer.  They almost always start thinking about furniture and moving in.  The wait time of some short sales causes the excitement to fade, that's why short sales are better for buyers who don't have a timeline, and who are able to wait it out.  Our second buyer 'demanded' a reduction in price just for waiting...NOT!
