Counterpoint Estates in Royal Palm Beach

Counterpoint Estates information on homes for sale and neighborhoodCounterpoint Estates is located on the eastern side of Royal Palm Beach. Royal Palm is located in the western communities on the western edge of West Palm Beach. For now, its the only community with direct access to 441 that is not in an HOA neighborhood. The neighborhood is mainly single story ranch homes which are separated into sections across 5 lakes, an intersecting canal and some community parks.

Even without an HOA (home owners association), the community's improvements have been extensive in past few years. Improvements that residents are enjoying on a daily basis include new parks, docks in the lakes, pavilions and lighting for night time walks. Just recently the rear park has been completed with a new playground, doggie areas, dock for the lake, basketball court and landscaping. New sidewalks and drainwater system are hardly noticed over the newer roundabout and landscaping.

Initially, improvements came from monies donated by a nearby outlet, but continuing maintenance and completion of rear parks are from local tax dollars. Incidentally, Royal Palm Beach has lowered it tax rate, a.k.a. millage, in the pst 3 years that I am personally aware.

Most homes for sale in Counterpoint Estates are currently listed through a real estate company with some trying FSBO (for sale by owner) in price ranges from $200,000-$330,000. There is a mix of woodframe and CBS homes, totaling to the approximate 924 homes in Counterpoint Estates. Average lot size is .17 with some up to .25 for pie shaped corner locations, varying in location amongst lakes, canals or other residential properties.

Local growth in the area includes an expansion of the roadway to the south, exploding from 4 lanes to 6-8 with flyovers at major roadway intersections, such as 441, Jog, Haverhill and Military trail to the east. This has helped stimulate further growth in the west, including completion of a new shopping plaza west of 441 on the newly expanding Southern Boulevard. Just to the east, major development is occurring down 411 (SR7) to include office space, storage, retail space, major retailers and residential homes as well.

South Florida lifestyle in the Counterpoint Estates breezeThe Village of Royal Palm is growing consistently and the newly expanding roadway along the south offers future growth opportunity. Royal Palm also offers: low taxes, plenty of amenities including major shopping outlets and hospitals within 4-5 miles, plenty of new & future stores and restaurants, additional residential housing, more large retail companies in the area, South Florida fairgrounds in your backyard and even a local water-park for the kids.

The nearby Turnpike is adding exit & on-ramps, just north of Jog Road and Belvedere,. which is just 4 miles to the east of CounterPoint Estates via Belvedere Road.

Palm Beaches' City Place is only 20 minutes away and the beach is another 10 minutes away!

Looks really nice Nick...great job with the info-as you know I grew up down there enjoying the SFla Fair and liveconcerts . I forgot about the waterpark! With this post felt like I was there .

Hi Michele, this was a shorter version of the prior post. I like being close to the fairground so we get to enjoy all the different events, from RV show, gun show to the South Florida Fair and the concerts. The water park is cool. i've only been outside, since its more like a kiddie park!

Nick,

Long time no talk bro.  Sorry I dropped the ball.  Especially since you live down the street (Okee & 441)!  Good stuff about our town RPB.  Don't forget Lion Country Safari, the new Wellington Mall, Grade A schools, super Walmart and Target, BJ's, Costco - everything you could possibly need is now here!!  I enjoy living in La Mancha (similar community) for 6 years now and the best thing is that both my daughters have been born in the 2 great hospitals (first daughter at Palms West were we were treated like kings and this newest addition - 3 weeks old now - at Wellington hospital where again we were treated with great care). And my 8 year old goes to an A rated school right down the street.  I walk her to school in the mornings and you can't beat that quality time.  Makes both of our days start off in the right direction - positive!.

Let's get together.  No waves in a long time but a cold drink would be cool to chill!!  Hope to talk to you soon.
