YouTube.com the Key for Real Estate Agents Success and Survival by 2012

I have been doing Internet marketing for real estate for 10 years and YouTube.com is changing the face of the Internet faster than anything that has previously come down the pipeline for real estate agents and brokers.

I am convinced that real estate will be one of the most affected industries that video changes.

Here are some basic statistics about video:

1. Over 1 billion videos are viewed every month in the USA
2. Over 100 million Americans watch video every month
3. YouTube is the fastest growing SEARCH ENGINE on the planet -
meaning more and more people are searching for videos on what they are looking
for and it is growing expodentially.

Since Google owns YouTube.com they are giving video content an extra bonus for ranking in search engines. I have gotten countless videos ranked on the first page of Google and more and more every month are making their way into the search results sections.

It is not uncommon  to see videos ranking on the first page of Google now for a host of different subjects and searches and that is only going to increase as time goes by.

I have been doing Internet marketing for 10 years and I have never seen the kind of traffic and results that I am getting from my own YouTube.com page - 1.2 million video views in just over 16 months and growing!

For anyone who says YouTube.com is for kids, like I heard many times about Myspace.com, I will tell you that almost 75% of my traffic is from viewers between the ages of 35-65 years of age - YouTube.com provides statistical information for free under the "Insights" button in the back end

I have built and worked on tons of websites, but none are getting 2,500 -3,000+ views per day in less than one year.

That is why I can see that the future of the video rests with having good video content for listings, the agent and the local community. The only thing that has delayed this from happening sooner was that video was hard to stream online and the file sizes took up way too much bandwidth, but that has changed drastically in the last few years.

Major real estate companies are starting to also see it and many are pushing to index their inventory online. Agents must start using this so people can meet them online before calling them. Video content allows people to meet you in a way that text and an image cannot. 

If you are a real estate agent or broker you must be AHEAD OF THE PACK and not someone who wakes up to smell the coffee AFTER everyone else has figured this out.

Start creating videos now for yourself, your listings and your local community.

Here is HOW to Use YouTube.com

1. Agent Videos - tell everyone who you are and what makes you the person they should call or contact.

Create videos that answer frequently asked questions like
A. Is now  a good time to buy in "My town" - you can create one video for each area
IE: Is Now a Good Time to Buy in Mission Beach - Is Now a Good Time to Buy in Pacific Beach etc...

B. Create videos on what to look for when buying a home
C. Create videos on the real estate market in your area etc...

2. Listing Videos

A. Create 3-4 videos per listing
           1. Shoot the front of the listing
           2. Shoot the downstairs / Living room, dining room, kitchen
           3. Shoot the master bedroom and 1-2 other bedrooms
           4. Shoot the backyard, pool or any other amenities

3. Community Videos

A. Shoot videos on the local area including parks, beaches, hiking trails, scenic spots, local events, parades, car shows etc....end each video by saying "If you are looking to buy or sell a home in the  "my town" area visit www.myrealestatewebsite.com or call "John or Jan Smith at 123-456-7890
ALWAYS END THE VIDEO WITH DIALOGUE PROMOTING YOUR BUSINESS!

I am on the phone with agents every day and a large percentage of them are complaining about "tough times" and "no money" but the beauty of YouTube.com is that it is 100% FREE and only requires you to go out and take some time to create an upload video content.

2.5 to 3 minutes Ideally in Length or shorter

What Kind of Video Camera Do I Need?

Any camera will shoot video - just click the camera from still images to video - if you have a video camera that is great but NEVER use the excuse I do not have a video camera to not do what I am telling you!

PS: Sony has a new product called a "Webbie" that is $150 and shoots in HD and loads right into YouTube.com

How Can I Distribute Videos  

A. Sign up for Google, Twitter and Facebook and they will all be included when you upload into YouTube.com

B. Post the links in Craigslist.com Ads

C. Post the video on your website

D. Post them in Myspace.com

E. Post them in your Google Business Directory Listings - see my previous blog for more info

F. Post them on a Free Google website - see previous blog for more info

Here is the bottom line -

Real estate agents and brokers who are progressive that like to stay ahead of the pack will follow this advice and start getting video indexed and start a YouTube.com page and agents who are slow to react will slowly start seeing  a fate much like that of the dinasours....and that is extinction.....

The real estate market and economy has already shrunk the number of active agents and the advent of Internet video will keep thining the numbers as agents continue to be pushed to stay ahead of the pack.

PS: Anyone who does listing appointments will find that potential sellers love hearing that their listing will be posted on YouTube.com - I have worked putting together marketing plans for agents and brokers when going on listing appointments and the feedback from potential sellers has been excellent when they are told their listing will appear on YouTube.com.

Now go out and start shooting video and take advantage of this knowledge while it is still cutting edge!

ONE MORE GREAT AND IMPORTANT TIP:
When you download the video files from your camera or video camera

MAKE SURE YOU NAME THE VIDEO FILES AFTER KEYWORDS -
Example: Since I live in Mission Beach if I shoot a listing
I will name the video files "mission beach home for sale" or "mission beach real estate"

This is important for getting search engine rankings for the video files.

Remember that the goal is to also get these videos to rank in Google

Type in "shadowridge vista real estate" in Google and you will see a couple
videos I got in Google for a real estate broker in North San Diego

Sean, I believe everything you've written here. You tube is growing and for good reason. We all want to be view enough video to have a clear description of the sellers property before we spend our time and money driving to a property that had one good picture in the MLS but man was it a piece of #%&t when we got there. This will enable buyers to spend less time walking thru less than desirable homes and move to close quicker because someone thinks like you Sean and posted a video on youtube.
