Make The Kitchen Kickin'!

Trust me on this. I've done a lot of research in this area for years. Spent a lot of money on designers and surveys. Talked to a lot of buyers and sellers. Built a lot of expensive homes with a lot of really nice features.

What was the most important room in the home? (If you read the headline, you already know this) 

That's right, the kitchen!

The master bath may be second, but let's focus on Numero Uno today.

If you are a seller or potential seller, it is unlikely that you want to fork over $20,000 or more to buy fancy new cabinets, but there are things you can do to spark things up a bit on a budget.

Think paint, tile backsplash, countertops, appliances.

But the most important thing: make sure it is clean and uncluttered before all showings. And make it smell nice, too!

ANY improvement to a kitchen is a win-win.  Countertops are most important.  We have refacing people that can transform a kitchen with new doors and hardware.  Money well spent.

Refacing really is a great way to go. I have a repair guy who can come in and fix damaged areas of cabinetry and make it all match exactly. I would also agree that countertops are most important; they can take below average cabinetry and make it acceptable.

Aaron, I think the kitchen is where the majority of my buyers are sold or not.  Especially if the price is high - they want the granite, undermount sink, etc.  Same as if these things are lacking, they'll keep looking!
