Listing Agents Do Not Always Carry a Magic Wand in their Cars

As a homeowner in San Diego County, San Marcos, Escondido and beyond, you may need to hire a listing agent some day in order to help you sell your home.

A listing agent (usually a Realtor®) will help you through the home-selling process from start to finish. The agent is paid a commission at closing which is a pre-determined percentage of the sales price of the property. If the property listed for sale is a short sale (meaning that the seller owes more to the bank than the sales price), the bank (not the seller) will pay the agent's commission.

Once you hire a qualified Realtor® to list your home, he or she will do lots of research behind the scenes in order to determine your property's value, prepare a marketing plan, and make a game plan for how to get you the best offer for your property.

Your San Diego County listing agent doesn't just click a few buttons on the computer in order to determine the property's value. A value is determined based upon complete analysis of the local market and recently sold (and listed) properties in your neighborhood.

If you live in Escondido, San Marcos, Vista and beyond, your listing agent will also prepare a marketing plan in order to "spread" the word about your property being listed for sale. Your property will be listed on the MLS database; in this way, all members of the MLS will see that your property is listed and be working to obtain a buyer. The use of the Internet for advertising, flyers, signs and mailings are other ways that a Realtor® will actively work to obtain a buyer for your property. Realtors® also attend meetings and hold open houses as means to sell their listings.

Selling your home can be frustrating. You need to make it available so that prospective buyers and their agents can view the property which sometimes seems like an invasion of personal space. However, the more amenable you are to preparing the property for showings and making the property easily accessible, the more likely you are to obtain an offer (or multiple offers) quickly.

A qualified Realtor® who carefully and aggressively markets a well-priced property usually has great success in obtaining an offer quickly. That being said, not all Realtors® carry a magic wand in their cars. Sometimes it is difficult to predict some of the bumps that may occur on the road to a successful sale. The more experienced the Realtor®, the more likelihood that any hiccups will be dealt with quickly and professionally.

I agree with Tim, at 9am, most of us good realtors are still in bed, because it is way to early!  But we make up for it, by skipping lunch, or eating something light(your run of the mill power lunch), like lobster and avocado salad.  Just a note *I think I would have mentioned your name in place of Qualified Realtor, so they would want to deal with you>

This ties in perfectly to my article today. Why don't sellers really study the data. Sometimes it is so easy to spot an agent telling a seller something that doesn't match the data. On the other hand there are agents who take the listing at the sellers price despite the data.

melissa - really good post. i like you warn the borrower that selling their home could be frustrating. in my opinion many agents are scared to do this because they are worried they wont get the listing. but in reality they are just making the situation worse, by not properly preparing the borrower. People don't like suprises, espeically ones that deal in regards to their most valuable assets. Retweeted!
