System for Obtaining Expired Listings in Southern Maryland

I decided to develop a System for Obtaining Expired Listings in Southern Maryland.I liked the recent Lead Generation Blog I read on Active Rain which suggested there are lots of different ways to get Real Estate leads and summed up with it does not matter how you get them, just"Nike"do it. Have systems in place and utilize them. So my NEW action plan for 2010 in Southern Maryland is to develop a System for Obtaining Expired Listings in Southern Maryland. My referrals have always been Golden over 25 years but this is NEW  Southern Maryland Real estate adventure for 2010.

It was also pointed out to me that my natural skill set blends perfectly with Obtaining Expired Listings in Southern Maryland. I am razor sharp on pricing. It is simply analytical to me and that comes easily. I absolutely NAIL the number. If it's a price war and a beauty contest out there, and you have to win at both, then I peg the number dead on. I am a Builder's daughter, so I have access to lots of trades people over the years who do an awesome job of running thru Pre Listing Home Inspection Checklists to to turn the homes into A+ showing condition. Also, I have just the blend of trustworthiness plus that"do or die" to the finish line focus that when you blend all these qualities in a pot, fail I will not. Southern Maryland Expired Listings, here I come! And my Golden Retriever, Riley Rover, who  rides sidekick sometimes, too!

So I gave it an hour or so thought this evening and here was my first system. I am curious what systems Active Rain Agents utilize across the country. I have given this an hour.

I nosedived for Expired zip codes within half an hour  to forty five minutes or so. Then I did a price point of $400- and 120 days back. Then I scrolled thru and picked the best curb appeal homes. I eliminated listings from my own company. I eliminated problem sellers which were evident in the comments. My goal was four Expired home listings in Southern Maryland and I found four or five that would be fun to market and easy for me to sell. I studied the printouts again to  try to make sure the homes were not re listed or rented.

Next on the 2010 Idea List, there will be an Active Rain post on a a New "Golden Results" For Sale by Owner" Marketing Plan with a similar initial process! The message on both will be "It's BOLD! Have you been TOLD that Golden Results Gets your Home SOLD? Included will be the message that says, "I picked YOU! May I set up an appointment to show YOU what I can DO to turn GOLD to SOLD?

Are there any more Expired systems you would employ? Any ideas? Now that I've selected the homes, what ideas not including calling or mailing would you now initiate? This is my first hour out of the idea chute so I know there have to be some more ideas to utilize. Again, I liked the Lead Generation blog that talked about how many techie and non techie systems or methods there can be. I am deciding to try a new one but would love some input to improve or enhance the new "Golden Results" Expired Lead Generation system.

I am interested in expired listings. More specifically, situations in the D.C. metro area. Specifically P.G. county, Mont. county and D.C..
