There is no question our local real estate market is slowing but then sales always slow in the summer. Last year at this time the South Bay/Beach Cities market was stalled.. as buyers just simply withdrew. I'm not seeing that this year as buyers are still coming to open houses and I'm getting a lot of inquiries from my websites.

The market is in a real pickle right now as Buyers continue looking closely at prices and wondering if Sellers are going to stand firm or if there might be a little leeway as we hit mid year. Sellers, on the other hand, are wondering if Buyers will finally step up to the listed price or will continue to be selective about price. I suspect they will meet somewhere in the middle.

I know there are a number of sellers who don't want to officially lower the asking price but are hoping someone will make an offer to get things moving. No one wants to make the first move.. Reminds me of teens at a middle school dance.. girls on one side of the room and boys on the other while the music plays and plays.. each one is afraid to be the first on the floor.

You always do such a great job with these reports. I can't begin to tell you how much I'm learning about other r.e. markets all over the country by reading these reports. You get to live in such a beautiful area. Lucky girl!

Lynda- Thank you..coming from you  with your terrific posts on Brea is a great compliment.. I also love reading market reports from different areas.. found one from FL .. I think it was one of Neal 's.. $900 to rent a new single family home..  Even the difference between inland and the coast in CA is remarkable..

You really ought to look at putting something like this in the Carnvial of Content Contest Rich Jabobson has going....all real estate agents/brokers and then after us it's the mortgage guys.....You have good info and unreal pictures all the time!

Your market stats definitely point out the difference between the coastal cities and the inland areas.  Lake Forest is only 12 miles from Laguna Beach, but our prices are about 75% less and our inventory is up to 10 months in some price ranges!

Kaye - Great analogy of the market.  Middle School dance is perfect verbal visual.  Everyone waiting on opposite sides of the gymnasium hoping that someone will make a move, but not realizing that they could be the someone who gets the ball rolling---Love it!

Vicki- I was so surprised at the difference.. I would never have thought that..

Marlene- Yep. I couldn't get the idea out of my head... Once  the first guy gets the courage to move and makes a great deal the rest will follow .. of course the first guy will be considered just lucky..
