Getting Showing Feedback from Agents is like pulling teeth.

A question out there for all of you listing agents or for that matter to you Selling Agents that give feedback on a regular basis.

I have been primarily a listing agent for the past 16 years. I have yet to find an easy system to get feedback from Agents who have shown or previewed one of my listings. I've offered a drawing, sent faxes, emails, made phones calls, assigned my assistant to nag the agent to get feedback. And to tell you the truth I eventually get tired of trying to get feedback and then just say the heck with it. Sellers cant understand why an agent wouldn't call you back asap to give feedback. To be totally honest I hate giving feedback myself but I try and return listing agent calls within 24 hours with feedback.

So I was recently sent an email from an agent whose listing I had shown a few days previously. However, she was using some site called www.homefeedback.com(I AM NOT PROMOTING THIS SITE & I AM NOT A CUSTOMER OF THIS SITE, Yet.) But I am thinking about joining. The email that came looked great (i only quickly looked at the email & I didn't fill it out, but I did flag it, and plan to go back and fill it in tomorrow)

What I would like to know is there anyone using  this service or one like it? Do you like the service?The company has a free 21 day trial and then its about 20 bucks a month. I wonder what the true success rate of getting responses is? I liked the looks of the survey it sends out. 20 bucks isn't a lot of money but I swear I pay for so many different systems, I should draw the line somewhere or soon I'll need to charge a flat 7% instead of 6%.

Love to hear what tech software/services you like or subscribe to? Gomzee.com is my latest tech thing I am trying out.

 Please share what is your favorite/most effective way to get showing feedback?

I have been using HomeFeedback.com for as long as they have been in business. The features are marvelous and the client can get the feedback direct and even upload the info of who did the showing. There is nothing better in the industry that gets better results. I suggest that you sign up as quickly as you can. Thats is my experience. Hope you enjoy your new found credibility with your clients.

I think that HomeFeedback is a decent system.  The only caution I would have is that many times you get just the bare minimum of feedback...the exterior is well maintained yes, but why did the clients not want the home?

I think it's a MUCH better system than calling.  I have gotten to the point that I'm reluctant to give feedback to agents that call on my cell.  My cell bill has been running over $500 a month and I want to minimize that.  I wouldn't call them within an hour, because it's most likely that they are still with the clients.

I used Homefeedback for a period of time. It worked to some extent. Now our office uses Showing Desk and Show Assist. It automatically sends out feedback for us. Granted some agents never respond, by phone or email.

I never call for feedback the day of the showing but the next day. Because I agree with Chris they are problably in the car with clients and can't speak freely.

When I come home from showing houses, I always email the agents so they know quickly, it is fresh in my mind and I don't get all those calls the next day.

Since they are offering it free try it, if you carry a lot of listings.

I use it and I get the best rate of return of feedback from that system than any other I have tried.  You can add a picture to the entry so when they click on the link the picture most often helps jog their minds which house it was.  I automatically sends 3 reminders to the agent and the seller gets copies of all this so they know you are trying to get the feedback.  It makes the seller realize you are trying to do your job so it eliminates all those thoughts that you never really tried to get the feedback.  It is cheap and worth getting.

My point of view: If I want feedback from other agents on my listings, the ball is in my court. I call agents as soon as I find out they're showing my listing. I let them know about special features etc. and tell them a little about the home. Oftentimes, that helps them out when showing the listing. In return they're more likely to help me out with feedback. I then email a feedback request to the agent and fax a feedback request to their office. If no reply within a day, I call them

I use eshowings www.eshowings.com and so far it's been okay.  I'm finding that other agents are confused by how this process works.

We usually call for feedback, but we wait until the day after.  It is really frustrating to get a call about feedback the same day because most of the time you are still with the clients. How would our sellers feel if they knew that we weren't taking the time to get feedback on their properties?  That's why we take it upon ourselves to call.  However, there are a few (I stress a few!!) agents that will call us with the feedback without us having to call them.

Good points everyone. I always appreciate the feedback. I do carry a large amount of listings and think I will try out Homefeedback or eshowings and see how it goes.

The approach I use that gets me 80% email responce is to Thanks them for showing my listing and ask if I send them a quick email if they will give me feedback. They say Yes, and I ask for their email. I think it makes them more committed when they receive it. This system also only sends one email, so its not like it hounds them. Very professional.

Update on my trial with Homefeedback. I have been using their system for 4 months or so and I love it. I get over 90 percent response on showings and its so easy to setup. My assistant just puts in the emails of who showed the listing and the system does the rest. I have it setup so that it emails the seller as well with exactly what the showing agent had to say about the property.

Love it. Maybe there's a less expensive system out there like the one www.buyermarks.com but I am not really into having ads attached to my feedback.

I agree with you....but to be honest I've been on the other side as well & when you are taking buyer after buyer out....sometimes you just don't have time in the day to give feedback
