There are some agents ok with my being there and they do understand the security purposes. I think they are concerned about their buyer disclosing too much. Unfortunately, there are about 25% that really dislike it. Even if I am there, I try to give them their privacy to tour the home so the picture frame notes often bring questions so there is a smoother transition for me to discuss amenities.

Any other great marketing tools that have worked for anyone on these higher priced homes?

Janet, if you want some help with your marketing of upper-bracket homes, check out the website for the Institute for Luxury Home Marketing (www.luxuryhomemarketing.com).  They offer a two-day intensive course on luxury home marketing techniques that was one of the best real estate courses I've ever attended.  And after you take the course and have some high-end sales under your belt, you can earn the CLHMS designation (Certified Luxury Home Marketing Specialist), which will help give you credibility with buyers and sellers of those higher-priced homes.

The Director of the Luxury Home Institute, Laurie Moore-Moore, has written a book entitled "Rich Buyer, Rich Seller" that you should read.  There are some great marketing tips in that book as well.  Good luck!
