RE Listing Challenge Part 2

The purpose of part 1 of the challenge was to get RE agents to think about their listings in a different way. 

Your online listings are a sales tool for you. 

The only reason why you list property online is to sell it!  That is the only reason to put it online. 

You do not list property for marketing purposes.  Why is that?  Very simple, you are a sales professional, you get paid when either you sell a property or your listing sells.  You don't make any money marketing a property.  Think about it, if you spend $1k to "market" a property, and it doesn't sell.  You're out $1k, why would you do that?  You have to change your approach to your listings, and that is to focus on one thing, selling it!  Everything you do is focused around that one objective.

Pay attention to what I'm teaching you.  I am right on the money with my system. 

Consider Lori Crain's comment on part 1: "Actually I had a local Buyer call me the other day and we did just this - went through photo by photo and answered her questions, pointed out a few features. Love it when it works!"

It does work, and I'm going to teach you how to get more listings, sell your listings quicker, and work more effectively.

Next part of the listing challenge:

Your doing a listing presentation to a potential homeseller. 

As part of your presentation you usually say something like, "For our marketing package these are the things we do; x,y,and z."  Now think about this, I bet your competition says something to the same effect, maybe just in different order. 

The next listing presentation you have, I want you to say this:

"Mr and/or Mrs homeseller, I don't do a marketing package.  Marketing packages are built on an idea of hope. "If I put it in the paper, I'm hoping someone calls.  If I list it online, I'm hoping someone calls, or maybe another agent has a buyer."  Hope isn't going to get your property sold.  I'm going to sell your property, and here's the tools that I'm going to use to do just that!"

You have to say the last sentence and have absolute conviction in the way you say it.  Here's the thing agents, this isn't just putting another spin on things.  Property owners want one thing, there propety sold!  Not hearing the same old cliche's from the agents they talk to.  There's a second part to this that will tie things together very nicely.
