On January 26th I opened an escrow after successfully negotiating down the listing price a price for one of my Fullerton home buyers. In a market where multiple offers and overbidding the list prices have become rampant, I helped my buyer pay a very fair price for a property that was exactly the type of home they wanted in the neighborhood that they were searching for.
It was not an easy task...There were many obstacles going against me. The weather was terrible and I nor the buyers wanted to be out in the stormy rain. The property was tenant occupied so scheduling a showing was a challenge. The sellers "did not want to give away their home." Lastly their agent was nice but also felt that the home was worth more than my buyers thought. I had my work cut out for me!
As soon as my buyers expressed to me that "this home was just the one for them". I made my game plan on how I would make this transaction happen despite the fact that the listing price was much higher than my buyers wanted to pay. I used all of my tools including my "Docusign Service" to assist my buyers in writing and signing their offer all online from the comfort of their own home without having to drive out in the pouring rain to come to my office.
The negotiation process took several days but in the end we were victorious. I can attribute my success mainly to my different experiences in the over 20 years I have been selling real estate. In addition I take the time to make a great presentation of the buyers for the listing agent and sellers to evaluate.
