In a recent Pre-Market Home Selling Consultation, I recommended to a Calgary, Alberta home seller that they begin the process of moving and packing now. They were moving for a job transfer and were hesitant about having to do this since their employer would pay for the movers to pack later. It didn't initially make sense to them why they should go to the hassle of packing when they were going to get that service for free.

I'll tell you why . . . because it will mean dollars in their pocket!

Would you be willing to start moving out of your home a little early if someone was going to pay you to do it?

Well, that is exactly what a buyer will do! They will pay you to pack up your stuff.

In HomeGain's latest survey (2009), they published the results of the top 12 low-cost DIY home improvements for home owners to invest in prior to going on the market. And guess what the number one Return on Investment is?

Cleaning and De-cluttering!

They estimated the effort at a cost of $200, with a $1500-$2000 price increase!

As a Home Stager in Calgary, AB, I often recommend that home owners remove extra furnishings and packed boxes from their home (after they've cleaned and de-cluttered). If they can borrow some space in a friend or relative's basement or garage, it will greatly improve the "show-ability" of their home.

That is a tricky enough sell to a home seller, but they balk eMessy closetven more if it means having to fork out money to rent storage space! 

It still pays to make this investment, though. In Calgary, it is possible to rent a storage unit for about $200 per month, or find a private garage for rent for even less. Weigh that against the cost of reaping those couple of extra thousand dollars on the home sale, or having the house sit on the market longer, and tell me that it's not worth it!

Organizing expert, Monica Ricci, says that buyers are looking for homes that will help create simplicity in our hectic lifestyles. The more organized a home is, the more attractive it is to buyers. Order is serenity. Overstuffed closets, drawers, cupboards, basements and garages all scream out to buyers that there is not enough storage space and adds to a chaotic feeling about the home.

There's no doubt about it . . . selling your home and moving are A LOT of work! But you've got to deal with your stuff sooner or later. The good news is that the sooner you do . . . the more it pays off!

Hi Deena,

When getting rid of clutter:

Even if people don't want to haul their belongings to a storage unit, they can stack boxes neatly in a clean garage and buyers would respect the effort!

Another question might be is if the moving company they are using for the employer paid move had short term storage available.

Great points, Deena. I've moved more than a dozen times in my life. Yes, I know that's nuts. Each time, I've taken it as an opportunity to declutter and purge the items that were no longer adding to my life. It's been about 5 years since I last moved, and my closets, garage and basement are showing it : ) -- Tanya in Montreal

Stephanie - great suggestion. I've never had anyone pack for me, so it didn't readily come to mind!

Tanya - I know . . . nothing like putting your house on the market to make you whip things into shape! It always feels so good afterwards, too.

Hi Deena.  This is amazing.  Just today a call came in from a homeowner who is contemplating renting vs selling.  She'd have to relocate either way, but her dilemma is what to do with all her stuff.  She asked me if we could RENT the house WITH her stuff IN it... as a furnished home....  My answer was, it would be appealing to someone who lost their home with everything in it due to a fire.... but eventually they would want their OWN stuff!  When i raised the question about storage.... she balked at the COST of storage. 

....thinking about adding storage business....

Deena, I've been working on a similar blog with a different take. I agree with you about getting things done to ready a home for sale well beforehand. And clutter is costly, even if you're not moving. If it takes you time to find your keys, bills, etc., you lose valuable minutes searching.

Diane - I know . . . I've thought the same thing about going into the storage business! It sure is a lot easier than residential tenants, and storage rents for nearly the same per square foot! Go figure.

LOVE, LOVE, LOVE your post, and I'm re-blogging it as soon as I finish this comment.  Such great information!  I'm always shocked at folks who don't de-clutter and clean.  Think of what you do when you go to sell your car, you clean it out, vacuum, polish, etc - to the point where you wonder why you're selling in the first place.  Thanks for a great post!

I've had clients that stored their "stuff" in a daughter's garage while we had their house on the market.  it was an inconvience for the daughter but one way that she could help her mom out and it worked.
