With consumer spending seemingly OK,Wall Street setting new highs,interest rates are still low, it would greatly appear that The Real Estate would seem to be moving out of its doldrums,wouldn`t it?
There are still many obstacles in our way, yet the feeling for many is with employment and inflation numbers at almost record lows our economy seems to be very stable.
Is it only a matter of time before we see the market change?
Many Realtors believe that if we`re able to ride out the "Great Debacle of 2007" we`re in for a very strong 2008 Housing market inspite of Foreclosures and Mortgage Fraud!
Investors are quietly purchasing homes in Bulk.
Banks are so busy dealing with paper work to resolve foreclosures that what used to take a few days to get answers now take weeks!
What`s really happening?
In our area, make no debate the market moved to fast and too rapidly.
Like anything else, we weren`t able to sustain, what goes up, doesn`t always continue to go higher!
Housing prices would move 30-40% in a matter of months,leaving many to think it would end!
Today, housing prices have dropped, it`s clear that since May 2007, the market is rebounding!
With unemployment,and inflation holding steady for 6 years, the numbers don`t lie! I believe that 2008 will indeed rebound and the Real Estate market will be back!
Several weeks ago we received an inquiry from a family who was looking to purchase a home in SilverSprings, Florida.
The client came into our office and began telling us how they originally wanted to purchase a FSBO thinking they`ll have negotiating room by eliminating a Realtor. Only one major problem. They tried on three different occasions to deal with the FSBO market only to be left "Holding the bag".
In many instances FSBO`s don`t quite understand that a contract is enforceable. The first home they tried to purchase, the owners kept delaying them, they refused to sign after verbally agreeing to sell. Two weeks went by and finally the FSBO called explaining to these people, they took another offer.
The second home owner basically couldn't`t agree on a price and felt the buyer s should pay for the sellers closings costs as well. (That`s a first).
The third decided that since their daughter wasn`t moving out of the house after all, why bother selling?
As we sat in horror over this strange turn of events, I asked the buyers what they would like to do! They just were exhausted and didn`t understand "How anyone can buy through a FSBO" their exact words were " We went 10 rounds with a bunch of Gorillas".
Very funny indeed and extremely important to tell any potential buyer. Our agent showed this person 12 properties in 3 days and we finally executed a contract.
The buyers saved $8900 in closing costs and were actually able to purchase a home that they wanted without the hassle involved.

I`ve never been faced with this dilemma before. We`re just "Fire our client".
Many times we discuss how to handle abusive clients, but when they start attacking you and you`re staff it`s really time to say goodbye! It`s not worth it when a client becomes abusive.
Janis and Patricia have been with us for years. Both are extremely polite and understand the Real Estate market.They`ve been around the business long enough to know it`s never personal, it`s business.
In a market like this sellers are a bit "Testy" their concerns become frustration.
Some understand,others seem to think they can take it out on their Realtor.
I took a listing 4 weeks ago knowing that Mr. Franks had "Fired" his previous Realtor. It was our opinion that his home was not marketed properly.The agent was never around to show the listing and the seller refused to have a lock box. We took the listing understanding what this particular client needed.
We`ve had 6 showings in 4 weeks! The feedback from the other Realtors were all the same. The kitchen was outdated, and the home needed a good painting.
The seller was well aware of these obstacles, which is acceptable.
Mr. Franks, began calling every other day asking our staff "Why isn`t the house selling?" Each time he called the calls became more and more abusive to our staff.
His innuendos we`re really starting to annoy both Janis and Patricia. They both understood his problem and we ignored the situation!
Next, Mr. Franks started calling me accusing me of not doing my part which is "Selling".
I have "Thick Skin" and like to document everything I do either by Fax or email.It`s my opinion that as a Professional there is accountability which we as Realtors must accept.
When a client attacks you and accuses you of not doing your part,it`s time to say "Goodbye". Which is exactly what we did.
The conversation is as follows:
Mr. Franks. I don`t believe you`re in the business of selling Real Estate? Have you sold any Real Estate before?
Me: What type of question is that? I think you know the answer.
Mr. Franks: I don`t believe you`re able to sell Real Estate. What have you sold this week?
Me: I`m very sorry, I`m not going to play "Two Year Old Games" with you.
Mr. Franks: My property isn`t selling, you suck!
Me: I think it`s best that we part now and we cancel the listing. You`re free to contact another Realtor. If you believe they`ll do a better job,you`re mistaken, but Good Luck!
With that I faxed a "Release Form" to Mr. Franks and wished him adieu.
In time Mr. Franks will realize that part of the problem is the market, but the real problem is his abusive manner that will affect the sale of his home.
