How many service members are going to be faces with having no place to live upon their return to Hawaii later this year?  MANY!

Think about it.  When they deployed to Iraq in the summer of 2006, a lot of them gave up their government quarters, off post/base rentals and some sold their homes.  Why would they need to keep it if they were leaving for over a year?

The exact same thing happened when I returned with the 25th ID from Schofield Barracks, Hawaii after a 13 month tour in Iraq from 2004-2005.  Soldiers had no place to live.  Many had sent their spouses back to the mainland to stay with family members during the deployment.  There were also many very savvy Soldiers that saved a lot of money during this tiime as they were still entitled to a housing allowance even though they were deployed.  If their spouse was staying with relatives at no cost, then that was money in the bank for them.

What happens when you bring 3-6,000 Soldiers back to Hawaii all at one time?  Tough to find a place to live right?  This is why Team Kucic have implemented a special program for Hawaii Veterans Returning From the War in Iraq.

Good localism piece. I gather you do lots of VA loans..what is the current limit now? It used to be 260K I believe. I had 2 listings in the past that had buyers purchase with VA loans and they both went through with no problems. I also know the seller is required to pay a % towards prepaids and taxes and insurance.

Thanks Neal.  Yes to the VA loans.  Of all our transactions last year where we represented buyers, 16 of them were with VA loans.  It is a great program.  The limit in Hawaii is $625,500 nowadays which is quite  a difference from the years gone by.  Glad to hear that your VA's went through and honestly, for as much grief as some agents think a VA loan will give them, I have had no problems just like you.  It doesnt hurt either that we work with one of the best, brightest, honest, most knowledgeable VA lender in the state of Hawaii!

Charges to the seller are minimal.....maybe between $1200 and $1400 for the non allowables.

I guess your price limits are higher than ours in Florida.. I'll have to see if the standards are different here..but it could not have possibly gone that high..unless they are basing it on all the war vets in the middle east. Like I said..I never would say they were a problem if I did not have one..but I have hear stories that some are tough to close..I do know that most sellers do not understand the concept and do not like to hear that they are required to pay a % towards closing costs...but in this market I would tell them not to pass up a deal that might be easier to Get the right info unlike regular loans I have seen in this market die...but like I said I am far from an expert with them.

As far as my opinion on it being a great localism post...it is just that.... an opinion....sometimes my posts are in a different category based on my agenda..but some people want to tell me where they should go. but it still was fit for localism.:)

Neal-Hawaii is the only state that has this limit.  I am not sure what the limit is in Alaska....maybe someone else can chime in on that one.

The way I look at it is that in this market, if a seller wants to sell then they need to use all available options that they have.  If it is a VA and they need to pay a few costs then they need to think outside the box and look at what is in their best interest if they really want to sell.

The fees are not that high but I did have an offer come in recently where the buyers had asked my seller for a considerable credit back for closing costs and they wanted my sellers to pay all non-allowables to include interest rate buydown.  That was just asking for a little too much.  My sellers are motivated but not desperate.

Opinions are cool.  Matter of fact they are just like _ _ _ _ _ _ _ _ .  Everybody has one as the old saying goes.  Aloha den!

David . . . well since everyone can have an opinion here - it wouldn't be the same without mine, now would it!

Personally I think this is a great program that you are running and very admirable.  The closest military we have to my market is 60 or so miles away in Oceanside.  We really don't get any military business here in Hemet - but if we did, it would definitely be my niche - God Bless you for your efforts.

Thanks John.  Your opinion is always appreciated!  I know you would work great with the military if they were closer.  Too bad they are so far away from where you are at.  I enjoy working with the troops.  Tonya and I are helping them to find rentals too which puts absolutely ZERO dollars in our pockets but as you probably are well aware, its not all about money.  Its just our way of trying to help out.  Thanks again for stopping by Soldier!
