Has anyone heard of Smudging? Smudging is a ritual way to cleanse a person, place or an object of negative energies, spirits or influences. The smudging ceremony involves the burning of special, sacred plants and herbal resins, then, either passing an object through the resulting smoke, or fanning the smoke around a person or place. Has anyone had any luck doing this to one of there listings? I heard from an agent in San Francisco she had this done to a property that had been on the market for over a year and after the property was smudged the property received an offer and was sold.

You can also bury a St. Joseph's statue in the front yard.  Anything will work.  Run around the house three times.  Or you could price the property correctly, market it, reduce it if the market moves and market it some more.  Whatever works.

Antoinette, if you go to Carole Provenzale's blog, I think you'll find information about Feng Shui house blessing which is similar. You may wish to involve a FS practitioner to perform a house blessing.

I've personally smudged my own and others' homes many times. We do it every season to clear out old and invite new fresh energy into our home.

It can be simple or involved. I prefer simple--a stick of sage, a half glass of salt water. Stick fingers in the salt water and 'flick' small drops around the inner perimeter of the home, focusing on corners. Afterwards, light the stick of sage, and do the same--wave it around the edges of the home. Symbolically clears stale energy and 'refreshes' the home. All windows open if possible and then, clean all windows inside out.

My opinion is that if the house has NO other more obvious reasons it did not sell, then it won't hurt to clear it but it is no substitute for good pricing, staging and cooperative sellers.

I agree with Don and actually had a client do that after six months and the home sold within a week. So I don't argue about but personally don't believe it.

I would say "smudge away".....

You know what is working with the listing agents I work with...before a price reduction...take the amount considered, see what that would equate to in points and where that would buy your rate down to...and there you go you have now created more qualified buyers. 

I just purchased anothe non-owner occupied property and the seller paid enough points for me to get a 4.25% non-owner occupied rate...made this good deal great.  If you want me to show you the numbers and for the right home you would be very surprised and what this can do.  MUCH BETTER than just reducing the price...let me know if I can help.
