With information only a keystroke away, it is easy to submit your basic information to get a "Rate Quote Request".  The trouble is you do not get a quote.  What you should expect is 5 to 10 phone calls and/or emails in the next few days.  Your information will probably be sold, nevertheless, you do not get a rate like you expect.  They may promise you the best rates in the world, but keep in mind you or your Realtor will not know anything about them or their company usually.  Simple fact:  Use the mortgage source your Realtor recommends.  This will save you time and efforts in the long run.  I worked with a client this morning that had done this in an attempt to see who would give him the best rate.  He now has 5 inquiries in the last four days.  The worst part is all of them were in different states and two of them have names of companies he can not find any information on.  He regrets doing this and told me he should have just called me initially when his Realtor recommended him to - 5 days ago.  A lesson well learned....

Boy, did you nail it! I'm working with a buyer that finally cleared to close.  They found the lender through Lending Tree and were referred to a company about 1000 miles from here. The attorney's drive is 2 hours!!!

Everything that could go wrong, did on this one. I told them to go with a local recommended company.

The loan was suppose to be a VA loan. I got the HUD today. Looks like they are in a totally different program, maybe because VA loan would'nt allow over 8k for closing costs, and the seller is giving up to 12,500. Needless to say, the LO used all of the money! I hated to say I told them so, but...

Online lenders for the most part are only looking to get over on someone and tell them anything the customer wants to hear to get them hooked.... Most of the time they can't even deliver on what the promised and deals never happen causing problems for everyone involved. These online lenders don't care about you of the realtors because they only want the hit and run! On the other hand those of us who build relationships with customers and referral sources want to ake sure everyone is 110% happy!

You certainly hit a soft spot with me.  I have had several clients that have done similar actions.  Needless to say, not good results.  If the clients would listen to us when we recommend a Loan Officer.  Great post for everyone to read.

Last year I had a client who used an online lender and 3 days before closing we discovered that they hadn't done an appraisal yet -- talk about nail-biting!  Well we did get a rush appraisal and we did settle on time but not after my client and I both almost had ulcers and spent hours on conference call with the online lender.

When someone I don't know calls me and says they are pre-approved, 90% of the time it is from one of these online brokers. I tell them I prefer them be approved my one of my lenders, if they don't I usually tell them, I have a buyers agreement fee that I still get paid by them if the loan doesn't go through because of their choice of lenders.
