In Real Estate it is important to understand the fiduciary duties owed by the Agent to the Client, and to the Customer. To set yourself up as optimally as possible for a successful transaction in trying times I visit the idea that the Client should consider that he/she also owes the Agent certain duties.

Gena: A contest is a odd time to experiment. I have struggled ith the AR entry system for posting, this is the only way I have found that I can use all the bells and whistles I want to use to express my meaning.

Thesa: This entry was like when you have a planned speech and you end up saying something totally different. I have a couple of other "almost" complete entries with a totally different theme. We all know that communication is key. During this "time" here, sellers really do not need to miss a showing for any reason other than the absolutely unavoidable.

Celeste: You could probably tell that each of the points came from experience. Our MLS guidelines are only as good as the validity of the entries. It may be the best system we have to use for guidelines, but in my opinion it provides more questions than answers.

Thank you, Paula. I was a bit out of the scope. I guess I should have said plainly and simply that I believe both buyers and sellers will benefit, especially in a slow market--by being thoughtful and considerate of the other party or potential other party--even when they have opposite goals.

Kaye, thanks for reading and commenting. I believe both parties to a transaction gain more than they lose by wearing the other person's shoes. That goes for agents, too.

Sandra, I appreciate you dropping by, too. We discuss most of these issues pre-listing. My clients so far have been super communicators, and are hospitable. I usually don't end up working with the ones who "don't get it", because we simply aren't compatible.

There have been a couple of times that I wish they had told me in advance about concerns that materialize later, because issues can be dealt with strategically up front. I will probably refine this and then use it.

Dionne, thank you for dropping by. Yes, in part the subject was tongue in cheek. Part of their duties are written in our contracts, and of course their returning our phone calls and emails are important to their achievment of their goals. One part of being a REALTOR that I enjoy is that I usually receive priority treatment even with busy executive clients.
