You are right, tenant screening is critical. We recommend NO tenant over a bad risk tenant. I had one owner turn to his wife after I recommend that we turn down a candidate and say to her, "you know Michelle only makes money if we take a tenant and she is telling us to turn them down!"
It takes too much time and energy to manage a bad tenant.
