Home Sellers - What are you focused on selling today?

Some sellers do not take the home selling process seriously. They cannot see the impact of preparing the home for its best condition and top appearance.

As part of my staging recommendations, I would ask them to remove ALL personal photos and leave no magnets, stickers and photos on the fridge. Any collectible items such as dolls, crystals, hats, etc. must be stored away.

If you were selling your house, start packing them up. It will help give you (the homeowner) some head start to having to pack last minute when you do get a contract and move out in 30 days.

This morning, my clients and I thought we were in a Shoe Store. There were different shades and styles of Yellow, pink and all types of shoes. Personally, it is very distracting to the buyers and to keep them back on track to focus on the house and not the stuff.

When decluttering and storing away stuff, consider What are you selling anyways?

Hint: Wall spaces and floor spaces. Every once a while, counter top spaces too. Buyers don't need to see your latest kitchen gadgets.

Very good point! I think I would of been distracted too!!!!

That is an awesome collection of shoes!

Ann - That's what I'd said too. But in the end, as the professional, I had to recollect myself and know why we are there!

Lori - We chuckled and had some good laughs. In the end, we didn't buy that house.

Loreena: strong points. Someone likes her shoes!!!! Buyers need to focus on the home not the junk around.

I was hoping that wasn't your closet :) Sorry, I got a little distracted...great point on packing and putting things away so you'll be that much ahead of the game when that OTP is accepted.

Great logic. Plus no matter how big that closet is in the photos, it is going to look cramped with that many shoes.

WOW, she looks like she has great collection of shoes, at least they are not in a big pile, but yes, if I were a buyer to see that house, I would be checking out the shoes more than the house!

Wow, I thought that was the shoe dept. of Goodwill or something. AMAZING someone owns all those 85-90 pairs of shoes!!

That's a lot of shoes. I bet people that see that house remember the shoes - but not the details of the house.

Wow wow wow Loreena -- that is a SERIOUS shoe collection!! That seller should pick her top 20 favorite pairs and put the rest in storage while her home is on the market. No one needs that many at once, and as you pointed out, it's just too distracting to buyers ...

WOW....I've seen shoe stores with fewer shoes on display!! Hope most are packed away prior to going on market!

My goodnes. It would appear that home owner is a reincarnation of Emelda Marcos.

Ginevra - I had to find out too - Those were NOT new. They were "worn"...

Lee & Carol - Gosh, No! My husband would have killed me after I bought my 20th pair.

Joel - This is NOT a closet. FYI: It's the garage wall.

Steve - Glad you asked. She had 3 closets full of dresses - almost one to match every shoe. She had a bedroom just for her accessories. And she doesn't have a fashion business.

Kathy - If "most" were packed away, looks like she needs to continue to work on packing more AWAY!

that looks like a lot of shoes, it is always tough to direct buyers to focus on the house when there are some distraction such as shoes, or unique collection of furnitures or decorations.

Hi Loreena! That looks like my shoe closet! Do you mind going back and checking to see if she has any 11's? I think I saw that pair of red stilettos like I've been searching for!

Funny but, that is the most difficult part of showing my home for me--I don't want to have to pack up any of my shoes and I know I have to!

No one wants to see all those shoes--they'd rather imagine their belongings on that closet wall!
