Some sellers do not take the home selling process seriously. They cannot see the impact of preparing the home for its best condition and top appearance.

As part of my staging recommendations, I would ask them to remove ALL personal photos and leave no magnets, stickers and photos on the fridge. Any collectible items such as dolls, crystals, hats, etc. must be stored away.

If you were selling your house, start packing them up. It will help give you (the homeowner) some head start to having to pack last minute when you do get a contract and move out in 30 days.

This morning, my clients and I thought we were in a Shoe Store. There were different shades and styles of Yellow, pink and all types of shoes. Personally, it is very distracting to the buyers and to keep them back on track to focus on the house and not the stuff.

When decluttering and storing away stuff, consider What are you selling anyways?

Hint: Wall spaces and floor spaces. Every once a while, counter top spaces too. Buyers don't need to see your latest kitchen gadgets.

Great logic.  Plus no matter how big that closet is in the photos, it is going to look cramped with that many shoes.

WOW, she looks like she has great collection of shoes, at least they are not in a big pile, but yes, if I were a buyer to see that house, I would be checking out the shoes more than the house!

Wow wow wow Loreena -- that is a SERIOUS shoe collection!!  That seller should pick her top 20 favorite pairs and put the rest in storage while her home is on the market.  No one needs that many at once, and as you pointed out, it's just too distracting to buyers ...

Steve - Glad you asked. She had 3 closets full of dresses - almost one to match every shoe. She had a bedroom just for her accessories. And she doesn't have a fashion business.

that looks like a lot of shoes, it is always tough to direct buyers to focus on the house when there are some distraction such as shoes, or unique collection of furnitures or decorations.

Hi Loreena!  That looks like my shoe closet!  Do you mind going back and checking to see if she has any 11's?  I think I saw that pair of red stilettos like I've been searching for!

Funny but, that is the most difficult part of showing my home for me--I don't want to have to pack up any of my shoes and I know I have to!

No one wants to see all those shoes--they'd rather imagine their belongings on that closet wall!
