Here in Jamestown, Tennessee, realtors' ads (mine included) say, "mild winters, low property tax, low cost of living…." It's TRUE, all of it! This is a very rural county so there aren't a lot of places to spend money and your dollar goes a long way.

It's horse country so how about this: you don't need to register your horse trailer if you stay inside the state of Tennessee, so that's free. There's so much wonderful riding here that you won't need to go anywhere else! It's $49 bucks annually to register your vehicle, an even $50 if you contribute a dollar to the organ donor program. Are you thinking about how much you'd be saving if you lived here?

How about a haircut? My husband pays $6 for a haircut and $2 for a beard trim; with a $2 tip, that's a ten dollar bill. As for me, I couldn't be happier with my "hair lady." Nika Roysden owns Curl Crazy, a cute salon in a white frame house on lower Main Street in Jamestown. When I call her, she usually says to come on in that very day. She's fast, she's good and she's cheap. I kid you not; cut, color and foiled highlights was $46, just the other day. That's before the tip but, still, it's half of what I paid in Vermont!

It's every bit as good as a high-dollar salon somewhere else!

How about "Girl's Night Out?" Last week, my riding buddies, Janice and Renee, and I went into Jamestown for dinner at The Peking Chinese Restaurant, where the buffet is delicious, filling and cheap. $7.12 with a dollar tip! On to the Castle Cinema to see a first-run movie for $2. No, that's NOT a typo…$2…..REALLY! Add it up; a ten-dollar bill and a few coins.

Then there's the Bluegrass band at the local community center every Friday night. We go to that, too. We're entertained for two hours and we throw a couple of bucks in when they pass the hat. We share an order of French Fries because the portion is way too big for one person, or even two. That's $1. Not a dollar apiece, a dollar total.

Last summer, I was driving a customer around on a hot afternoon, looking at horse properties, and we stopped at Gina's Dairy Mart for an ice cream cone. My treat and she protested, as people do, but the check soon left her speechless. $2.51 for both. She said, "Wow! You couldn't get one cone for $2.51 where I come from!"

When I show property, people always ask about the property tax. I tell them and they say, "Per minute? Per month?" That can't believe that property taxes, for the most part, are calculated by the hundreds, not the thousands.

It sounds wonderful.  If I didn't have these two new grandbabies here that I can't live without, I would be visiting you for a home search real soon!  I may not be able to move there but maybe a visit sometime!

Hey, Sharon. It would be GREAT to have you visit....hold that thought!

When we lived in Vermont, the property taxes were crushing so we considered moving 10 miles away, just across the border into New Hampshire, but that idea didn't last long when we took a hard look at the cost of living there. Tennessee is a breath of fresh air, for alot of reasons!
