       Parking in Long Beach, NY is definitely a major consideration when purchasing a home in the area. Whether you are purchasing a Home, Co-Op, Condo or Townhouse, having a parking spot is a major concern. Although the City Of Long Beach, NY is addressing the many issues that lead to the problems of parking in our city, the fact is that parking spaces are at a premium. Depending on where you are looking to move in our city, parking is a coveted commodity. We are a beach community and attract an incredible amount of people from Memorial Day through Labor Day. Our population greatly increases in the summer months and that is when the parking issues are compounded.

 

       If you are searching for a co-op or condo on Shore Rd or East Broadway located on the East end Of Long Beach, NY, a unit that is deeded with a parking spot is worth approximately $30,000 to $50,000 more than a comparable unit without one. Most of the co-op units that are available for resale do not include a parking spot and the wait list can run anywhere from 2-8 years in some buildings. No one can honestly predict how long a wait is for parking, but I would suggest you check the list, which is usually posted in the buildings lobby or management office. This is the best way to get a realistic view of the wait time.

 

       If you are not afraid to knock on doors, a great way to find a spot is to ask local residents of homes if they would rent a spot in their driveways. You would be amazed at how many people are thrilled to receive the extra income, especially in today’ s current economy.

 

      The good news is that the City of Long Beach, NY just opened two new municipal lots located in the East End of town. The new lots are located on the corner of Wilson St and East Broadway and the other one is on Shore Rd and Monroe Blvd. These two lots have added approximately 100 new parking spaces and many residents I have spoken to already have seen a vast improvement in finding a parking spot more readily.

 

       The West End of town is where parking is a big issue. Although the city has many municipal lots in the West End of Long Beach, NY, there is just an incredible shortage of parking. Nightlife in the West End attracts an incredible amount of people, and although it is a great revenue source for our city, it can be a nuisance for local residential residents. Finding a home in the West End with a private driveway is truly a great find and I believe easily increases the value of the home by at least $50,000.
