Time for a little market research.  I'm heading out on a tour of Open Houses today just to see how it feels to be in the shoes of an unrepresented Buyer.  It's a little experiment designed to give me additional insight into how to conduct Open Houses that really connect with Buyers so I can pass the information on to our Buyer Specialists and hopefully help them enhance the Open Houses they hold.

Do you hold Open Houses?

What innovative ideas can you share that create a "connection" between you and a touring Buyer?

This may be typical, but food does it for me so I implement that in my open houses.  I guess I'm not the only one, because lots of people reach for my wife's chocolate chip cookies!

Tony - this is a great idea.  I'll have to do my own open house tour experiment and see what happens.

Tony,

Our primary employee in our community is Pelican Bay Prison and I find many prison employees do not want open houses, so I don't do many.  I'm looking forward to seeing the great responses you get to this post.

I hold open houses at least three out of four weeks.  I do nothing fancy except run a picture ad in the paper and put ample signage out to get the most traffic.  I find just meeting people at the door and talking to them seems to work really well for me.  I also keep market reports and real estate information to hand them.

When I first moved to St Pete thirty years ago, I went to Open Houses to see which agents I liked, in order to see which real estate firm I might want to associate with.

I would like to know how it went as well.  I like this idea.  I think I may go out on a tour of my own as well.  Please share your experience with us.
