Its back to basics, the internet is a great lead generating tool but you can generate leads alls day long, but if you don't convert them what is the point? As soon as I get a lead I try to answer it within ten minutes, usually the first agent a new buyer contacts is the agent they are going to use. You must also qualify your buyer prospects you can burn allot of time and gas showing buyers tons of homes and then they either don't buy or they just happen to call another agent and buy a home through them BY ACCIDENT!!!

I had a case where I worked with a couple for a year straight every weekend and one deay I received an e-mail from them saying hey Matt just wanted to let you know we bought a home thanks for your help how many agents has this happened too?

Well back to my original point, Pick up the phone and call whether it be a FSBO an Expeired a buyer lead whatever if you dont call you are guaranteed not to get the listing! there aer no short cuts secret web site or magic postcards that will get the work done, Its old school sales that will get you that listings or sale.
