Cool, another lease client!

Wallace S. Gibson asked me to repost this blog in the Property Management Group. Here it is, I hope you enjoy.

All too often I overhear agents confiding to their office friends how they dread showing lease properties. Agents, you know who you are. My only response is a quiet "tisk, tisk", a shake of the head, and back to my work at hand. Many Realtors refuse to show lease property at all (unless it is that $7,000 a month penthouse, of course). It seems that many of us have lost touch with the reality of how business is generated.

I, on the other hand, am always eager to meet a new client, even if it is just for lunch money. No, I don't look forward to spending 10 hours of my time searching for properties, showing homes, submitting applications, running credit reports, typing leases, delivering funds, etc. I look forward to being paid for building relationships.

What better way to develop a loyal, lifelong client than going above and beyond the call of duty for a half-month's rent? We regularly pay dues, and time to attend networking events just to get a few hours of face time with dozens of other people with the hope of getting a sale or listing. Why not get paid a commission to spend a few hours with one person and truly develop a professional relationship?

Today's tenants are tomorrow's buyers and next week's sellers. I can only speak for myself, but I'm in this business for the long haul. If you need lease property in North Houston, call me for expert, professional service. If you are an agent and disagree with my perspective, I am always willing to work your lease clients (and even pay a referral).

A penny for your thoughts and a buyer for your lease ; )

Stephen * EXCELLENT philosophy and agents who can not connect the dots from tenants to buyers are REALLY missing the boat.  Staying in touch and meeting their real estate needs makes $$$$

Stephen,

You have the right attitude.  Also, critical element is to stay in touch after they lease, so they will use you to buy in the future!

All the best, Michelle
