Since writing the blog post yesterday where I referenced three agents who I have had bad experiences with in the last few weeks one of transactions is now at the next level.
One of the things I dread about dealing with a bad agent is not just the problems they create while in the transaction, but the long term hassles that may come from it. I have an escrow with a principal broker on the other side. Until 4 weeks into the escrow I thought he was a figment of someone's imagination. I have never seen, spoken or even got a returned message back from him. He made an appointment to show the property originally and he no showed and never called. I had an open house that weekend and his clients came to it without the agent.
About 10 days later I received an offer that had been expired more than 7 days when he finally had his assistant transmit it to us. I tried to call the agent with no success and finally reached the assistant. After going back and forth with the assistant, I got a counter offer in their hands with fresh dates. As you may have guessed it was returned after it had expired.
OK, I know you are saying to yourself; self why haven't they pulled the plug already? Well my client needed a little extra time to close or to rent back and they were not only giving her price, but the time she needed. So we tried to make it work.
We opened escrow on a Friday. The agent's assistant called that day to schedule the home inspection for the next day (Saturday). Wow, maybe things are looking up. They are getting on top of this. They asked for two inspections that day; the buyers and their agent in the morning and the home inspector in the afternoon. That was the only times they were both available. I met the buyers in the morning and you guessed it, no agent. The buyers waited outside for quite awhile and made several attempts to raise him on the phone, with no success. They finally went ahead without him. After his client's left I made several unsuccessful attempts to reach him. I finally got his assistant (a licensed agent) on the phone who said the agent (their principal broker) would be out to meet the inspector that afternoon.
Here is the $1,000,000 question: Do you think he showed in the afternoon? Here is the clue: the answer is not yes.
The home inspection period came and went. No response from the buyer. After leaving messages for their agent, I finally reached his assistant. Shortly after reaching his assistant we received a request for two repairs, which my client agreed to keep things moving.
This particular closing was a long one by Hawaii standards. It was an eight week closing, with the possibility of either side asking for a 2 week extension. Lot's of time to get it done right? Not for this agent.

Oh, Randy, if real estate was easy, we wouldn't get paid so much!
