It's not easy being GREEN....

Color - it can really make or break a home.  I have been writing about this quite a bit lately.  I guess that's because so many of my consults lately have walls that simply need help.... Agents & Homesellers, please understand that fresh NEUTRAL paint is like liquid equity!!!

   

The agent had started 'staging the home' prior to me contacting him.... (This was one of my prospected homes after the condo sold that I blogged about.)

   

Photos don't quite convey just how highlighter green this condo was.  When my assistant and I walked in, our first comments were, "Wow, that's green."... This is what your buyers will say too....

   

Just like Kermit the Frog sitting on that log at the beginning of The Muppet Movie... the home sitting for sale for months on end, may be sitting there singing, "it's not easy being green"... or chocolate brown, red, pink, purple, etc.  Homes do not have to be tan or white, color can be added, but make sure it is appealing to nearly everyone - not just you!

some of the ugliest turnoffs are 70's paneling, any neon color. Pink bedrooms when the buyers have boys. wallpaper and borders from the 80's. Mauve from the 80's. You are so right about instant equity with rooms painted in today's neutral colors.

I had this same trouble with the color blue. The whole house was painted this ugly grey blue and the carpet was multi color blue. the seller did not want to spend the money to paint and the agent was going to give a carpet allowance. So i was left to stage it. I used blue white and silver and it actually came out pretty nice. Note the finishes were brushed nickle and all the trim was white. When your a forced to use the color that is on the wall better to use accessories in the same color family. thanks for the post your lucky you got to paint!!!

Lori - I couldn't agree with you more about the worst turnoffs in home decor

Julia - I know.... my assistant and I joked around that they probably moved because they didn't like the house after they moved in but couldn't figure out why... lol!  'I don't know tehre is just something about it I don't like."

Maria - Most of the time I unfortunately have to make it work.  I even posted a blog about this, When Sellers won't paint.  We can work with what we've been given but ultimately the biggest bang for the buck is to paint!

HI Melissa:  Do you have a standard color you use most of the time if the client is willing to paint? I always struggle with wall color choice and wonder if you have something you always consider a safe bet? Thanks.

Diana - Toasted Wheat (Behr Paint @ Home Depot) or Macadamia (Sherman Williams).... Interactive Cream (Sherman Williams) is also another great color, but a little on the peachy side, it is lighter than Macadamia though.  Macadamia is the color of this room and most other rooms you've seen me paint.
