How to get your documents signed on the fly giving a better professional real estate service to your most important person, your client!!

Why did I decide to do this?  Well, the answers is: I was wondering if there was a good method to save time and to get signatures from our clients in a better way instead to invest more time on the process, well guess what?, almost automatically (on the fly).

I asked to some of you this question and I got your different thoughts, but all suggestions on my opinion were "services" that you need to use/pay, these services just aim on just specific documents, not everything, correct me if I am wrong, I still appreciate all your answers/ comments that all of you gave me on my past blog, they helped me to develop this blog.

1) Make the Real Estate Contract on Realfast.
2) Print it (Many of us wants to avoid this step, takes time, printer ink and paper).
3) Sign it and get signatures from your client
4) Scan it and convert it to PDF (Many of us wants to save this step, takes more time).
5) Email it or save it in your hard disk.

Note: This is what I do right now, but I will change it soon to a modern way and easier way to work with some Realtors.


Now with a Tablet Notebook or a Wacom Tablet you save steps, time and money.
1) Make the Real Estate Contract on Realfast
2) Convert it to PDF
3) Sign it directly through the PDF file with the a pen of a Tablet Notebook or a Wacom Tablet
4) email it or save it in your hard disk or USB memory.

Note: The near future that will be used by many realtors.

The good thing about this, it is that you can sign whatever document that you convert to Adobe Acrobat (PDF format), you do not have any limitations to a specific software or service. Whatever software that have the option to print documents, you can make them PDF files, then you can sign them on the fly or whatever document that you receive on PDF you can sign it or if you did not receive it on PDF you can convert it.

There are 3 methods to do this without using any other extra service:

First method:
1) Adobe Acrobat Pro

2) Tablet Notebook

1) Adobe Acrobat Pro
2) Wacom Graphire4 4x5 Tablet or Wacom Graphire4 6x8 Tablet

Third Method, (not recommended!!).
1) Adobe Acrobat Pro
2) Using your own mouse at your own risk LOL !!!.

Feel Free to download this test that I did with my mouse, check all document on the bottom of the PDF.

PROS:

1) Save Time !!!!!
2) You get documents signed fast and easy as Countrywide Loan Mortgage Program
3) Documents are ready to be sent by email or saved on your Hard Drive or to be saved on your USB Portable Memory for future use.
4) The return can be amazing!! (you save printer ink, paper, scan time).
5) Professional Looking.
6) Cost effective in the long run.

CONS:
1) Your client needs to be present to sign your documents.
2) The investment in the software / hardware can be costly for the first time.

With some other services on the web, your client is able to sign it on the fly from the same website provider, but your client needs to use a mouse instead of a Tablet Notebook or a Wacom Tablet and the signature will look like if a kid sign it, unless they have one of those above at home, the drawback about those website service companies is that only the contract that they offer to do it automatically, you are limited only to those forms.

With this method, there is not limit you can do whatever document you want, remember everything that you can convert it to PDF can be signed / and on many instances edited.

Who can use this system?
Any person who is willing to save time and effort to give a better service to clients, I wrote this specially for Real Estate Professional fellows here on the Active Rain Community.

Why I chose Wacom Tablet in this blog?
I did not want to choose another brand name, because for me and for many users Wacom it is the standard for many purposes, feel free to check their website.

Why used Gateway Tablet Notebook?
Just because I wanted, feel  free to shop around about tablet notebooks and tablet pads.

I have seen around some home inspectors that are taking advantage of their tablet notebook with their proper software to do the home inspection reports

I know that titles companies, real estate offices and real estate professionals will use something very similar in the near future and some of you will think about this blog and I know that some of you are already using the web services that offer these real estate contracts on the fly.

I always use Adobe Acrobat Pro....and now have the 8 version.....this one is great! Everything at your fingertips...converting to pdf...scanning to pdf.....creating writable docs. Extracting, inserting pages, multiple files in one pdf file..... Love it!

Celeste :) Well, the version 7 did the same thing, just they added little stuff to the GUI, specially the main screen that takes you everywhere when you load the software. but I always love to buy the newest from adobe ! :P

Randy, I love it too, some people think that it is not a good investment, because they just convert to pdf with other software, but for me and at least for you guys it is good.  It is really worth the investment. :)

Ray, don't know how I missed this. YOu are such a teacher. I love my tablet and I do use it to sign doc's. I print to Journal Writer and couldn't do without it. I'll check out Acrobat Pro, I've been wanting to for a long time.

Sandra, I am not sure, I prefer to buy a  Wacom Tablet the second one that I post above, it will be better than to buy a tablet notebook, I already have a very good one notebook and I am not planning to buy another just for signatures. :P

Do you have the Adobe Professional 8? Do you like it.

If you do I have a question for you, our company has contracts on-line. I used to be able to fill out the contracts and save them to a PDF file, now I'm no longer able to do so (since the big computer crash of a couple of months ago) Now, I can only save blank contracts, lose all my data. I gather I must have lost my software? Is this correct?

Sandra, I do have acrobat professional 8, it is awesome,  about your question, were you able to sign them on the fly?  from the same pdf or the same format on line?  some contracts online you can do that, but they are services as I am telling you, so you need to stick with them always paying in a monthly basis, unless your company offer it including in your office's fees.   I love Acrobat, because you can make pdf whatever thing that you can print and you are able to sign them on the fly, also if you need to modify something that you sent to pdf, you can do it on acrobat too, I meant directly from the PDF file, that's a plus.   you save a lot of time.   Now , Sandra regarding your question, if you those contracts are on line, you should have any problems to get them from any computer who have internet access, maybe I am not understanding you, now if you had an additional software that connected thorugh your online office system, then yes, you will need to reinstall it again to make it work,  I do not know exactly what is your status about that, if you can give me more details I can explain you

Kim, great to know, I am interested in the tablet # 2  the one that is on the right side or the second one, the one for $ 199.00,  I recommend it connect it through the USB port, if you get it wireless, you will have to change battery when it runs out, so it is up to you. :)

Hi Ray:

I guess I did not explain it well enough - I used to have a old version of adobe. And when I was using this version on my home computer I was able to fill in the data on our office on-line contract forms and then save the data and forms to a PDF file.  Which made everything sooo convenient.  If I used any newer version of adobe this did not work.  And it never worked in the office. You get a message that you can only save blank contract! Like that is a help. I lost that version of adobe when my computer crashed (no - I don't know what version)

Let me know if any of that made any sense?
