Traditional VS. New Media! What's Your Realtor Using?

Are you using a "old school" Realtor who uses "old school" marketing techniques? This is a great question the next time someone is out looking for the right Real Estate Agent to use. I say it all the time but, times have changed! If you ask me, there are many key questions I would ask if I was looking to have someone work for me when buying or selling a home in today's market.

1. Are you an "avid" user / embraces Social Media? (Having a user name and password on Facebook doesn't count)

2. Do you use video to market your properties? (No, virtual tours don't count)

3. Do you have your own blog?

4. Do you use resources like ActiveRain, Zillow, Trulia to get your word out there?

5. Would you do a single property site for my listing?

6. Are you going to provide me with Analytics on what your doing online?

7. Don't tell me Corporate does all this, show me!

8. Do you use video chat?

9. Do you own a PDA, can you receive emails on the road? (personal digital assistant) iphone, Blackberry, Palm

10. Are you tech illiterate?

 

I would suggest if you get two NO's from this list you should seriously consider the options. In my area, the average listing is on the market for 137 days. That's 4 1/2 months! Time is money and it's a fact that people (buyers and sellers) want more content on their time. The days of people looking in the newspaper or picking up a magazine to search for Real Estate is GONE! New media is the way and if your using an "Old School" Realtor you could be wasting valuable time!

Greg:  Talking about New Media, and communication... I just checked your Active Rain comments.  You have been on Active Rain for about eighteen months, and have only made 27 comments on other Active Rainer's blog posts during that eighteen month period.  That is one-and-one-half comments per month.  Ummm... I must suggest that you communicate more... LOL.

Hey Karen, I was using ActiveRain predominantly for my video sharing platform and not Real Estate. (I was not using AR for about 4 months restructuring a few things) As we all know, some people just comment to just earn points. I'm glad you checked up on me. I plan to do more engaging with people on AR and appreciate your input. Also, I noticed on your information that your website is down... FYI....

I wouldn't judge Greg's knowledge on social media based on the number of comments he has made on ActiveRain.  Commenting on other people's posts on here does not show him to be optimizing the site properly.  In fact, the point that he has done so few is actually a good thing to me.  It shows me that he has actually grasped the point of ActiveRain and is using it to reach to consumers, not just form relationships with peers.

Is forming those relationships important?  Of course they can be to an extent, but when you need to streamline your business for the most productive things, that would be to go after consumers, not peers.  Meeting Greg & working a project once with him, I know firsthand that he has a good understanding of social media & how to optimize them for his business.

Jeremy:  If one ONLY comments to "optimize"... then whatever comments he might make... are either diminished in value... or become that much closer to being worthless... people-wise.  My comment was in the direction of saying that if he was concerned about "social media"... he wasn't being very "sociable."

Real estate... and life... is about "give-and-take"... not "take, and then take more."

Optimizing, huh ?  I am thinking that "optimization" is in the eyes of the beholder.  It certainly does not optimize things that I would be interested in. 

And... in my opinion... what an inane question on your part... asking if "forming those relationships is important ?"  Just the tone of your comment... the word "streamline"... and to "go after" consumers.  Hmmm... .  Sounds cold and very calculatng to me.  And not the kind of advice I would seek out.

By the way... anyone who is "going after" me... is likely to be met by me... swinging a broom at him.

Karen- Everyone needs to streamline their online marketing efforts.  If we do not, we would never be able to do any business because there is always a newer greater & bigger site that comes around to use.  Unfortunately, we only have so many hours in a day to do it.  So each person has to pick what works for their business and set those up.

Going after consumers...cmon now Karen, you know exactly what I meant.  That is this:  Greg is focusing on consumers and how to attract them to his business.  Not just form relationships with peers.  There is nothing wrong with that in your business.  Yes, there is a social side to the networks, and some participate more on it than others.  I myself do my fair share of social and business. 

My point was this in my comment.  There is nothing wrong with the fact that Greg has been on AR for over a year and has only made a handful of comments.  That does not mean that he isn't using social media sites properly.  I know that he doesn't use just AR has a platform to his business.  To make it sound like he doesn't know what he is doing on a post directed to consumers was not cool.  I was giving credit where credit was due.  He knows his stuff and does it well.

Now please, don't come swinging after me with a broomstick.  I don't need a knot on the side of my head. :)

Thanks Jeremy for defending me. I don't think Karen understands my point of this blog. And Jeremy's was right... What do comments on ActiveRain have to do with using Twitter / Facebook, or embracing video, or using a smart phone and running an application like Qik? (Nothing) Some people just comment to comment and whats so great about that? I should engage more but, I am not out to win a popularity contest.

With that said, I have a pretty cool looking AR Blog, avid Facebook and Twitter user, I have a video blog, my own site, a company site, a blackberry with live video and get emails. The point of this post was that I see alot of agents in my area that don't embrace these tools and this will all be better for Realtors like me that have FULLY embraced these useful tools to get business!
