Buyer's Market - Not True

How many times have I heard by customers that this is a buyer's market. They see on the TV  that the banks are flooding the market with forclosed homes. They see so many "for sale" signs and they think that means the sellers are willing to give away the houses. In reality there aren't enough houses on the market. When those foreclosed "For Sale" signs go up there are multilpe offers for the property within days. In The Temecula / Murrieta area offers come in fast and over asking price. If you are an all cash buyer you have a good chance to purchase one of those homes. Banks know cash buyers don't need the approval of cautious Underwriters and questionable appraisals to close escrow. You better have a great agent representing you if you are an FHA  or VA buyer. Keep your offers clean. Don't ask for conditions such as closing costs and repairs.

Your agent  should have your buying stragety prepared and all your paperwork in hand before making an offer.

Have patience in the process and trust your agent.
