Your offer has been accepted... So, now what? Part VIII (Termite Inspections)
If you're buying a new place, particularly a single family home, I'm likely to insist that you hire a professional to inspect for termites. Why? Well, in the District and Montgomery County, Paragraph 16 of the regional sales contract calls for the "dwelling" (including the garage) to be delivered at settlement free of active termites and any structural insect damage. This is your one chance to see if you've got 'em. It's for your protection!
Termite inspections are pretty quick and easy. 30 days prior to settlement (or less) you hire a termite specialist (I have a couple of favorites). This will run you approximately $70. They come out to
the property and in about 20-30 minutes will inspect the interior and exterior of the house. You really don't even need to be there (I do!), however, it presents a great opportunity to get in the house for another look.
There is a limit to what they'll be able to find. They can't open up drywall, or rip out siding- it has to be visible. But, they are pretty good at finding signs of any live action.
So, what happens if they find some critters? Well, for starters, don't panic. Termites have been in the area for thousands of years, and will continue to make themselves at home regardless of our dislike. Most houses in the area have been treated for termites at one point or another in the past. If termites are currently "active" the inspector will present you with a written report stating exactly where the activity is taking place, and recommend a course of action. The good news (for you) is that the seller gets to pay for it. Note: the seller has the option to choose their own company to do the repairs. As long as the company is licensed and they present you with an invoice showing that the work was done, all is good.
In some instances, when live termites are found there can be structural damage. The damage can range from something very simple and easily fixed, to something rather extreme. Typically you will already have a heads up on this thanks to your home inspection. These structural repairs will be made at the seller's expense.
My parting words of advice: don't skip the termite inspection!
